How is this different from the Zillow Zestimate?
An automated estimate guesses from public data and treats every unit in your building the same. It cannot see your renovated kitchen, your direct bay view, or which line of the tower you are on. I price your specific home off the sales that actually closed near you, which is where the real number lives.
Do I have to list with you to get the valuation?
No. Many owners just want to know where they stand for refinancing, taxes, an estate, or planning ahead. You get the number with no obligation. If and when you decide to sell, I am here, but there is no pressure to.
Is it really free?

My condo building has new assessments. Does that change my value?
It can, a lot. Since Florida's milestone inspection and reserve rules, buildings with large special assessments or open structural work are pricing differently than ones that are funded and cleared. I factor your building's specific situation into the number instead of ignoring it.
