Honest take on Brickell pre-construction market right now

Wanted to share some real numbers since I keep seeing conflicting takes on here about Brickell.

Brickell currently sits at roughly 17 months of inventory supply. For context, a balanced market is around 5.5 to 6.5 months. So yeah, we are firmly in buyer's market territory for resale condos. That is not spin. That is just math.

But here is the thing people keep getting wrong: the resale market and the pre-construction market are two completely different animals right now.

The resale glut is mostly existing units from older buildings competing on price. Sellers are having to negotiate, offer concessions, and sit on listings longer than they expected. If you are buying resale in Brickell today, you have serious leverage. Use it.

Pre-construction is a different story. You are buying a future product at today's pricing. The buildings going up now (St. Regis, Baccarat, 619 by Nobu) will deliver in 2028 or 2029. By then, the current resale inventory will have absorbed significantly based on historical absorption rates. So pre-construction buyers are not actually competing against those 17 months of resale supply. They are locking in pricing before the next cycle tightens things up.

The deposit structures also work differently. Most new Brickell developments require 30 to 50 percent in staged deposits over the construction period. No mortgage payments until closing. That is a totally different cash flow situation than buying resale with a mortgage from day one.

Not saying everyone should rush to buy. Timing and building selection matter a lot. But the blanket "Brickell is crashing" takes I see on here are missing the full picture.

Some key data points:

- 51 percent of international buyers in South Florida purchased condominiums, versus just 15 percent of domestic buyers nationally. Condos are the preferred vehicle for cross-border capital.
- Latin American buyers (Argentina, Colombia, Brazil, Venezuela) make up the largest share of transactions, concentrated in the $500K to $2M range.
- Middle Eastern and Asian buyers represent fewer transactions but at significantly higher price points, focused on the ultra-luxury segment above $5M. Think branded residences in Brickell and Sunny Isles.
