It is a market where more people are transacting without anyone paying up. What the 15 Percent Actually Counts

The 15 percent figure comes from Miami Today, published August 11, 2026. It measures closed luxury condo sales across the combined Brickell and downtown Miami submarket against the same period a year earlier. It is a transaction count, not a price index, and it does not include pre-construction reservations, which developers track on their own contracts and never report into the MLS.

The county-level data tells the same story with more precision. Now the other side of the ledger. The Miami-Dade condo median price fell 3.15 percent year over year in June 2026, from $445,000 to $431,000. So the county sold far more property, sold far more expensive property, and still watched the condo midpoint slip. Brickell's 2 percent gain to about $1.83 million is actually strong relative to the county. It is just nowhere near the volume number.
