Icon Brickell is a three-tower condominium complex by the Related Group where Brickell Avenue meets the Miami River, and LuxuryDade counts it among the most searched resale buildings in Brickell. The CTBUH lists two 58-story, 586-foot residential towers plus a 50-story hotel-condo tower, with 1,809 units in total (CTBUH Skyscraper Center). Three Towers Where Brickell Meets the Miami River

Icon Brickell sits at the north end of Brickell Avenue, on the south bank of the Miami River where it meets Biscayne Bay. The Related Group developed the complex with Arquitectonica as architect and Philippe Starck on the interiors, according to the Related Group project page.
The complex is three towers, not one. The CTBUH Skyscraper Center lists the North and South towers at 58 stories and 586 feet each, plus a 50-story, 542-foot tower first opened as the Viceroy and now operating as the W Miami. CTBUH counts 1,809 units across the three.
The county roll splits Icon into three condominiums. Icon Brickell Condominium No. 1 covers units addressed at 465 and 475 Brickell Avenue with a year built of 2008; Icon Brickell No. Two sits at 495 Brickell Avenue and Icon Brickell Condominium No. 3 at 485 Brickell Avenue, both with a year built of 2009, per the Miami-Dade Property Appraiser. Each has its own association, budget and reserves, which matters more to a resale buyer than the shared amenity deck.
Recent news: the Miami Herald reported on August 22, 2026 that the Icon Brickell Tower 2 association, in a building of about 1,300 residents, has been contesting a city historic-preservation decision tied to a planned Nobu-branded tower on the church site across Mary Brickell Park. This is a resale building. There is no developer price sheet: every unit is priced by its owner, and the live MLS inventory above shows what is actually for sale today. I do not publish a price per foot for Icon here because I have not found a named, non-brokerage source that states one.

Milestone Inspections and Reserves at Icon Brickell
Florida's condo safety law requires a milestone structural inspection for condo buildings three stories or taller once they reach 30 years of age, under Florida Statutes section 553.899, and requires a structural integrity reserve study under section 718.112. With year-built dates of 2008 and 2009, the Icon towers reach the 30-year mark in 2038 and 2039, but the reserve study rules already apply today.
I have not found a published milestone or reserve study result for any of the three Icon associations, so I do not state one here. Before any contract, ask the seller for the current budget, the most recent structural integrity reserve study, the last two years of board minutes and any special assessment history, tower by tower.
