Ocean Drive on Icon Beach Waterfront Residences, a 350-unit, 38-story dual tower, after closing a $360 million construction loan, according to Multi-Housing News. Residences run one to three bedrooms across 948 to 2,580 square feet from $825,000, with interiors by Meyer Davis, a 32-slip private marina, a resident beach club, and 40,000 square feet of amenities. Completion is planned for 2028. This sits north of my core luxury Miami focus, but it is one of the most significant Broward oceanfront launches of the year, and I track it so my clients see how the Gold Coast between Miami and Fort Lauderdale is filling in. Icon Beach Waterfront Residences broke ground on June 19, 2026 at 3660 S. Ocean Drive in Hollywood, Florida, directly on the Atlantic Ocean with frontage on the Intracoastal Waterway. According to Multi-Housing News and the developer Related Group, the groundbreaking followed the April 2026 close of a $360 million construction loan from Tyko Capital. The project is a joint venture between Miami-based Related Group, led by Jorge Perez, and Aventura-based BH Group, and completion is scheduled for 2028.
The program is a 350-unit, 38-story dual tower. Residences run one to three bedrooms across 948 to 2,580 square feet, starting at $825,000, with open floor plans, floor-to-ceiling glass, sliding doors, private terraces, walk-in closets, soaking tubs, and kitchens with center islands. Interiors are by Meyer Davis, with Cohen Freedman Encinosa & Associates as architect of record and Witkin Hults + Partners handling landscape. For a beach that has historically been mid-rise and boardwalk-driven, a Related tower at this scale resets what is possible here.
The amenity package is built around the water. Icon Beach is anchored by a private 32-slip marina and a resident beach club, with 40,000 square feet of amenity space that includes a swimming pool, private cabanas, a spa and wellness center, a 3,000-square-foot health club, and yoga rooms. Outdoor amenities include a yoga lawn, a cinema, summer kitchens, an event space, a lounge, and a cocktail bar. The marina and sportfishing access are the differentiators that make this read as a true waterfront lifestyle building rather than a beach high-rise.
Location is the quiet case for Hollywood. Icon Beach sits between Miami's global energy and the quieter elegance of Fort Lauderdale, minutes from the Hollywood Beach Boardwalk, which stretches nearly 2.5 miles along the ocean with cafes, bistros, boutiques, and outdoor art. Fort Lauderdale-Hollywood International Airport is about 9 miles away, and Miami is a short drive south. For buyers priced out of Sunny Isles or Bal Harbour but who still want a branded oceanfront tower, this is one of the few new options on the Broward coast.
Sales launched in 2024 and the sales gallery is open at Diplomat Landing, with construction now underway toward a 2028 completion. Pricing and availability are set by the developer and are subject to change. This is not a luxury Miami pre-construction tower, which is my core focus, but it is one of the most consequential Broward oceanfront developments of the year, and I keep it on my radar for clients weighing the coast between Miami and Fort Lauderdale.
