My take after reviewing this listing: Aria on the Bay sits right on the Edgewater bayfront, and that stretch has become one of the more reliable bay-view addresses in the corridor between Downtown and the Design District. A high-floor line like this on the water is where the scarcity lives, because a protected, unobstructed Biscayne Bay and ocean exposure is the thing you cannot renovate into a unit that does not have it. On asking price per foot, a renovated high-floor bay line usually carries a premium over the stock developer inventory in the same tower, so I read this one at the upper end of where the building trades rather than the middle. From the 59 photos the renovation looks genuinely done beyond builder grade, with a custom kitchen and high-end appliances, which is worth a serious look given the view and the rare line. Before offering I would ask about the current HOA and reserves, the note about tax-roll square footage versus the developer floor plan, and whether the electric window treatments and built-ins convey.
