LuxuryDade tracks B Residences, the Breitling-branded tower Partners Group plans for a one-plus-acre Brickell site: about 70 stories, more than 300 for-sale condominiums, a 45,000-square-foot private club and roughly $220 million of sponsor capital, according to Partners Group. The number that governs a buyer's decision is not 70, it is 2031, the completion target, with construction not expected to start until late 2028. My advice is to underwrite the five-year wait before you underwrite the brand.
A Swiss watchmaker is putting its name on a Brickell skyscraper. That sentence does most of the work in the coverage, and it is the least useful part of the story. What matters to anyone pricing a Miami condominium in 2026 is the shape of the deal underneath it: one owner supplying the brand, the capital and the developer, and a delivery date five years out. For anyone working through our Miami pre-construction buyer's guide, B Residences is a clean case study in what a branded tower actually asks a buyer to commit to.
What Partners Group Is Building on a Brickell Acre in 2026
Partners Group announced the project on 26 June 2026 under the name B Residences, describing it as the flagship of a new branded-residence strategy. The firm, which owns Breitling on behalf of its clients, said it aims to invest around $220 million in the tower and that construction is expected to commence in late 2028 with completion targeted in 2031. The site is described only as a one-plus-acre parcel in Brickell.
The building itself is given as roughly 70 stories with more than 300 for-sale Breitling-branded condominiums, including penthouses with private pools and double-height living areas. Residents get a 45,000-square-foot B Social Club spread across two levels, plus rooftop pools, a private gym and concierge service. Empira Group, the residential developer Partners Group acquired in 2025, is leading the build from its Miami office, with Arquitectonica as architect.
That ownership chain is the unusual part, and CoStar framed it the same way when the plan surfaced. In most Miami branded towers the brand licenses its name to an unrelated developer for a fee. Here the brand, the capital and the developer all sit inside one owner. We go through why that matters to a buyer in our guide to whether Miami branded residences are worth the premium.

Every Figure Published on B Residences So Far
Coverage of a project like this scatters across a press release, a trade magazine and a watch publication, and each outlet repeats a different third of it. Below is the whole published specification in one place, assembled from the sponsor's own announcement and the reporting on it. Where nothing has been published, the table says so rather than guessing.
| Item | Published figure | Source |
|---|---|---|
| Height | About 70 stories | Partners Group, June 2026 |
| Residences | More than 300, for sale | Partners Group, June 2026 |
| Private club | 45,000 sq ft B Social Club over two levels | Partners Group, June 2026 |
| Sponsor capital | Around $220 million | Partners Group, June 2026 |
| Site | One-plus acre in Brickell, no address released | Partners Group, June 2026 |
| Developer | Empira Group, Miami team | Partners Group, June 2026 |
| Architect | Arquitectonica | Partners Group, June 2026 |
| Construction start | Expected late 2028 | Partners Group, June 2026 |
| Completion target | 2031 | Partners Group, June 2026 |
| Companion club | B Social New York, Williamsburg, autumn 2027 | WatchPro, October 2026 |
| Prices, floor plans, deposits | Not published | No source as of October 2026 |
Figures in the table come from the Partners Group announcement of 26 June 2026, with the New York club date from WatchPro on 14 October 2026. Nothing in the last row has been released, so it is recorded as unpublished rather than estimated.

What Is Still Missing Before Anyone Can Price It
The announcement was an investment story, not a sales launch. Partners Group said the B Residences strategy is open to both US and non-US investors and that its own real estate products can allocate to it. Nothing in it was addressed to a condominium buyer, and the gaps that leaves are the ones that decide whether a unit is worth owning:
- No address. A one-plus-acre Brickell parcel can sit on the water, on the rail line or in the middle of the office core, and those are three different buildings at three different prices.
- No unit mix or floor plans, so there is no way to know whether the 300-plus residences skew to one-bedrooms or to full-floor plates.
- No pricing and no deposit schedule. Miami pre-construction typically stages deposits across contract, groundbreaking and milestones, and the schedule is half the decision. Our guide on what happens if you default on a Miami pre-construction deposit explains why.
- No association budget, which is the number that bites later. A 45,000-square-foot private club has to be staffed and maintained by somebody, and in a condominium that somebody is the owners.
- No approvals on the public record yet, so the 70-story figure is a design intent, not an entitlement.
Compare that with a tower already under construction. On a building like Cipriani Residences Miami you can read a real deposit structure, real floor plans and a real delivery window. B Residences is four years earlier in that cycle, and early is not a flaw, it is just a different thing to be buying. We keep the wider Brickell picture in our Brickell pre-construction guide.

What I Tell Buyers About a 2031 Delivery in 2026
My advice on a project announced five years before delivery is simple: the brand is the last thing to price, not the first. When a buyer asks me about a tower at this stage, I start with who is actually on the hook. Here the sponsor, the developer and the brand are the same owner, which cuts the usual risk that a licensing partner walks away mid-build and the name comes off the building. That is a genuine structural advantage, and it is worth more than the logo.
The thing I tell buyers about branded towers generally is that the premium has to be earned twice. You pay it going in, and then the resale buyer in year eight has to agree the brand still means something before you see it back. Empira chairman Lahcen Knapp said branded residences can carry a significant global price premium, and he is right about the launch. The second half is the part nobody underwrites, and it is where a strong floor plate beats a strong name every time.
The other thing I walk people through is the wait itself. Five years between an announcement and a key is five years of your capital sitting in staged deposits, and the Miami pre-construction market has not had a five-year stretch without a shock in a long time. Interest rates, insurance, assessments under Florida's structural reserve rules: all of that moves while you hold. I would rather a buyer stress-test the first full year of ownership costs now than fall in love with a rendering. Our true cost of owning guide covers the part of the math that follows you after closing, and the step-by-step buying process covers the order it happens in.
"A branded tower asks you to pay the premium on day one and prove it on resale day. Price the floor plate first, and let the name be the part you got for free."
B Residences is worth watching for a specific reason: if a Swiss watchmaker with no residential history can sell 300-plus units in Brickell at a brand premium, that tells you something real about how deep the branded-residence market in Miami actually is. If it reprices, scales down or quietly loses the brand between now and 2028, that tells you something too. Either way the signal arrives long before the building does, and the first checkable marker is an address and a filed permit. We track the Brickell cycle in our Brickell inventory read.
