North Beach spent years being the part of Miami Beach that new development skipped. That changed fast. The Real Deal counted eight residential towers in the neighborhood pipeline in August 2026, and 72 Carlyle is the design-led entry in that group. Lefferts is on its third North Beach condominium here, after 72 Park and Palma Miami Beach Residences, and it handed the whole interior program to one designer instead of splitting it across firms. Piero Lissoni drew the residences, the lobby, and all 45,000 square feet of the Carlyle Club, according to the official 72 Carlyle developer site.
The tower is curvilinear and rises about 250 feet, with extra-wide wraparound terraces on every residence facing the Atlantic, the Intracoastal Waterway and the parkland below, according to Robb Report and the official 72 Carlyle developer site. That places 72 Carlyle above the other North Beach launches on price and squarely in a different buyer conversation, which is the honest way to frame it: this is not the value play in the neighborhood, it is the design play.

The residential collection runs one-, two- and three-bedroom homes plus penthouses, all with 10-foot ceilings and extra-wide wraparound terraces, according to the official 72 Carlyle developer site and Robb Report. 600 72nd Street: Between the Ocean and the Bay
North Beach sits at the northern end of Miami Beach, above Mid-Beach, on the thin strip between Biscayne Bay and the Atlantic. 72 Carlyle faces both, with the parkland and esplanade of the 72nd Street corridor at its base and the beach a short walk east. Collins Avenue and the 79th Street and Julia Tuttle causeways connect it to the rest of the beach and the mainland. Drive times below are approximate.

Lefferts & Piero Lissoni
New York-based developer founded by Mendy Chudaitov. 72 Carlyle is its third condominium in North Beach, following 72 Park and Palma Miami Beach Residences, which The Real Deal reported was 75 percent sold in August 2026. Chudaitov has said the firm saw North Beach as a neighborhood with long-term potential rather than a place to recreate South Beach.
