Ocean Terrace Residences: Prices, Floor Plans & Available Units

Ocean Terrace Residences is a 76-residence oceanfront condominium at 740 Ocean Terrace in North Beach, Miami Beach, developed by Witkoff with Ocean Terrace Holdings. Two towers hold 52 boutique residences and 24 resort residences on a 2.2-acre site that occupies an entire oceanfront block, facing 350 feet of continuous ocean frontage, according to the official Ocean Terrace developer site. Robert A.M. Stern Architects designed the interiors, the members' club, and the boutique hotel; Revuelta Architecture International designed the exteriors. Sales launched in October 2025 from $6.3 million, per The Real Deal, with delivery expected in 2029. The thing I tell buyers about this one is that you are not buying square footage, you are buying frontage: an entire oceanfront block with 350 continuous feet of frontage is a thing Miami Beach cannot manufacture again, and it is the reason the resale floor here should hold better than a comparable inland tower. I am the contact for pricing, floor plans, and availability.

76 residences across two towers at 740 Ocean Terrace, North Beach, developed by Witkoff with Ocean Terrace Holdings. Interiors by RAMSA, 350 feet of ocean frontage, over 60,000 square feet of amenities. From $6.3 million, 2029 delivery.

Overview

Ocean Terrace: 76 Oceanfront Homes on a Full Block

"My read on Ocean Terrace is that the frontage is the asset, not the finishes. Every branded tower in Miami sells you a lobby and an amenity deck, and those can be replicated three blocks away. What cannot be replicated is an entire oceanfront block with 350 continuous feet of frontage in a city that ran out of assembled beachfront sites years ago. That is what defends value on resale. The trade you accept is a 2029 delivery, which means your deposit sits for years and you exit into a market nobody can forecast from here. If a buyer is comfortable with that timeline, this is one of the few Miami Beach launches where I think the scarcity argument is real and not marketing."Gerardo Gonzalez, Licensed Real Estate Agent at Compass

North Beach sits at the top of Miami Beach, above Mid-Beach, a low-rise grid that residents voted to open to more density almost a decade ago. Developers have been buying there ever since. Ocean Terrace is the largest bet on the neighborhood: Witkoff, working with Ocean Terrace Holdings, assembled a 2.2-acre oceanfront block running to the sand and is building two towers plus a restored midcentury hotel and club, with a new public park in front of it.

The residential count is deliberately small. According to the official Ocean Terrace developer site, the boutique tower holds 52 residences across 20 stories, and the hotel tower holds 24 resort residences, for 76 homes in total. Every one of them faces the Atlantic, because the site orientation gives all units ocean exposure rather than the usual split between ocean-view and city-view lines. That is the single most important thing to understand about the floor plate here: there is no bad line, so the pricing spread between stacks is driven by height and layout rather than by which way you face.

Robert A.M. Stern Architects designed the residential interiors and converted two classic midcentury buildings into a members' club and a boutique hotel with a restaurant and bar. Revuelta Architecture International designed the modernist tower exteriors. Enzo Enea designed the gardens and Raymond Jungles designed Ocean Terrace Park, which forms the walk from the property to the beach. For buyers who follow architects, RAMSA is the same firm behind the St. Regis Residences in Miami, which gives a reference point for how these interiors are likely to age.

The Real Deal reported that sales launched on October 27, 2025 with pricing from $6.3 million, and PROFILEmiami reported the same entry point with a 2029 completion target. In August 2026, Witkoff told The Real Deal that sales at the project were approaching $400 million. Boutique residences carry Parquet de Versailles white-oak flooring, veined natural stone, and Art Deco detailing, with walk-in butler's pantries in select homes. Resort residences arrive fully furnished with custom RAMSA-selected decor. Each residence has private outdoor space and a private elevator landing.

At the top of both towers sit four duplex penthouses, two in each building. Each opens onto its own private rooftop with a lap pool, a hydrotherapy spa, a lounge, an open-air kitchen, and an outdoor dining area. Below them, more than 60,000 square feet of amenities center on The Ocean Terrace, a fifth-floor deck over the Atlantic with pools, sun lounges, and food and beverage service, plus a spa, tropical gardens, and ground-floor retail.

Ocean Terrace is a pre-construction sale, which means the developer controls pricing, deposit structure, and stack release, and all of it moves through the sales cycle. I am the buyer-side contact. If you want the current price sheet, want to know which floors and lines are still open, or want me to walk you through the deposit schedule before you commit capital until 2029, call me at 305-964-8614 or use the contact page. I can also line it up against the other North Beach and oceanfront launches so you see the whole field before you reserve.

Miami-based firm responsible for the modernist tower exteriors, whose curved glass forms follow the line of the coast. The pairing of modernist exteriors with classically detailed RAMSA interiors is the defining design decision on this project.

Landscape

FAQ

Ocean Terrace Residences: Frequently Asked Questions

What is Ocean Terrace Residences in Miami Beach?
Ocean Terrace Residences is a two-tower oceanfront condominium at 740 Ocean Terrace in North Beach, Miami Beach, developed by Witkoff in partnership with Ocean Terrace Holdings. It holds 52 boutique residences in a 20-story tower and 24 resort residences in the hotel tower, 76 homes in total, facing 350 feet of continuous ocean frontage, according to the official developer site. Robert A.M. Stern Architects designed the interiors and the club and hotel buildings, with exteriors by Revuelta Architecture International. Sales launched in October 2025 from $6.3 million, per The Real Deal, and completion is expected in 2029.
What is the starting price at Ocean Terrace Residences?
Pricing starts at $6.3 million, according to The Real Deal and PROFILEmiami reporting on the developer's October 2025 sales launch. That entry point covers the smaller boutique residences; the two five-bedroom duplex penthouses with private rooftops sit at the top of the range. Pricing is released by the developer on a price sheet that changes through the sales cycle. Contact Gerardo Gonzalez at Compass for the current sheet and remaining availability.
How many residences are at Ocean Terrace Residences?
There are 76 residences in total: 52 boutique residences occupying their own 20-story tower, and 24 resort residences inside the hotel tower, according to the official developer site. Four of those are duplex penthouses, two in each tower, each with a private rooftop holding a lap pool, hydrotherapy spa, lounge, open-air kitchen, and outdoor dining area. Every residence has private outdoor space and a private elevator landing.
Who is developing Ocean Terrace Residences?
Witkoff is developing Ocean Terrace Residences in partnership with Ocean Terrace Holdings. Robert A.M. Stern Architects (RAMSA) designed the residential interiors and transformed two midcentury buildings into the members' club and boutique hotel. Revuelta Architecture International handled the modernist exteriors, Enzo Enea designed the gardens, and Raymond Jungles designed the adjoining Ocean Terrace Park.
When will Ocean Terrace Residences be completed?
Completion is expected in 2029, according to PROFILEmiami. Sales opened in October 2025 and, as of August 2026, Witkoff said sales were approaching $400 million, according to The Real Deal. As with any pre-construction project the delivery date is an estimate that can move during construction. I track milestones on this building and can update you as they happen.
What amenities does Ocean Terrace Residences have?
The project carries more than 60,000 square feet of amenities, according to the developer. The centerpiece is The Ocean Terrace, a fifth-floor deck overlooking the Atlantic with pools, sun lounges, and five-star food and beverage service. Two restored midcentury buildings hold a private members' club and a boutique hotel with a restaurant and bar. There is also a spa, tropical gardens by Enzo Enea, ground-floor retail, and the new Ocean Terrace Park by Raymond Jungles leading to the sand.
Is Ocean Terrace Residences a good buy in 2026?
The case rests on scarcity rather than price. Miami Beach has very few sites left that hold an entire oceanfront block with 350 feet of continuous frontage, and the city will not create another one. Buyers are paying for that frontage, for a RAMSA-designed building, and for a boutique count of 76 homes rather than a 300-unit tower. The risk to weigh is the same one I flag on every 2029 delivery: your deposit is committed for years and the resale market you exit into is not the one you bought in. Contact me to review the deposit schedule and the floor and line before you reserve.
