"My read on Ocean Terrace is that the frontage is the asset, not the finishes. Every branded tower in Miami sells you a lobby and an amenity deck, and those can be replicated three blocks away. What cannot be replicated is an entire oceanfront block with 350 continuous feet of frontage in a city that ran out of assembled beachfront sites years ago. That is what defends value on resale. The trade you accept is a 2029 delivery, which means your deposit sits for years and you exit into a market nobody can forecast from here. The residential count is deliberately small. According to the official Ocean Terrace developer site, the boutique tower holds 52 residences across 20 stories, and the hotel tower holds 24 resort residences, for 76 homes in total. Every one of them faces the Atlantic, because the site orientation gives all units ocean exposure rather than the usual split between ocean-view and city-view lines. That is the single most important thing to understand about the floor plate here: there is no bad line, so the pricing spread between stacks is driven by height and layout rather than by which way you face.
Robert A.M. Stern Architects designed the residential interiors and converted two classic midcentury buildings into a members' club and a boutique hotel with a restaurant and bar. Revuelta Architecture International designed the modernist tower exteriors. Enzo Enea designed the gardens and Raymond Jungles designed Ocean Terrace Park, which forms the walk from the property to the beach. At the top of both towers sit four duplex penthouses, two in each building. Each opens onto its own private rooftop with a lap pool, a hydrotherapy spa, a lounge, an open-air kitchen, and an outdoor dining area. Below them, more than 60,000 square feet of amenities center on The Ocean Terrace, a fifth-floor deck over the Atlantic with pools, sun lounges, and food and beverage service, plus a spa, tropical gardens, and ground-floor retail.

Ocean Terrace runs along the ocean side of North Beach, at the northern end of Miami Beach above Mid-Beach. The site fronts the Atlantic directly, with a mile of uninterrupted parkland running up the coast.
