Overview

One Residence Per Floor, Oceanfront, From $5 Million

"The thing I tell buyers about this one is that the floor plate is the product, not the label on the door. Twenty-eight homes across two 19-story towers means every single residence is a full floor with four exposures, and that is a structural advantage nobody can build away from you later. My advice on full-floor buying is always the same: get the elevator arrangement and the parking allocation in writing before you look at a finish board, because those two lines are what make a full floor live like a house. Where I would push back is on the timeline and the silence around it. The announced plan was a 2025 groundbreaking for a 2028 delivery, and I have not seen a dated public update confirming a start. On a project this small I would rather ask the developer that question directly than read it off a rendering."Gerardo Gonzalez, Licensed Real Estate Agent at Compass

Pompano Beach spent the last decade as the quiet stretch between Fort Lauderdale and Boca Raton, and the oceanfront product that landed there followed suit: boutique, mid-rise, priced well below the Miami Beach line. Armani/Casa Residences Pompano Beach is a deliberate break from that pattern. The project is planned for 1550 North Ocean Boulevard, directly on the sand, and it holds only 28 residences across two towers of 19 stories, with a single home on every floor. For a buyer, that is the whole thesis in one number: 28 homes, 38 floors of building, one owner per level.

According to Florida YIMBY, the Armani Group revealed the project in November 2024 alongside four development partners, SP Developments, Vertical Developments, WellDuo and GCF Development, with G3 Architecture on the architecture and West 8 on the landscape. PROFILEmiami reported the same team, the same 28-residence count and the same two 19-story towers on the same day, and quoted Giorgio Armani describing it as the third Armani residential project in the United States and one of the most exclusive he has carried out. Pricing starts at $5 million. Reservations opened in autumn 2024, groundbreaking was planned for 2025 and completion is anticipated in 2028.

What the developer publishes about the homes themselves is specific and worth reading closely. Each residence carries a 360-degree wraparound terrace, and each tower is served by two private elevators, per the official residences page. Kitchens are Molteni, built to an ARMANI/CASA design with European marble counters and Gaggenau appliances. Primary bathrooms carry two oversized rain showers, a separate water closet, a free-standing soaking tub and ARMANI/CASA fixtures. Every residence gets two dedicated parking spaces; each of the two penthouses gets three, plus two floors, a private rooftop terrace and a spa pool. What the developer does not publish is square footage, and this page does not carry a number for it, because the figures circulating on listing aggregators are not sourced to the developer.

The amenity program is split between the ocean side and a park. On the building side there is a central resort pool and jacuzzi with private cabanas, a second covered oceanfront swim pool facing the sunrise, a Technogym fitness center with a dedicated yoga and Pilates area, and a spa carrying sauna, steam room, hammam, cold plunge and a meditation garden. Private beach access, a business lounge, a media room and wet storage for kayaks and paddleboards round it out. Alongside the towers, West 8 designed a park that the developer describes as preserving the existing ecosystem rather than replacing it, with native canopy, planted pools and shaded gardens (The Park).

This is a pre-construction project with a 2028 target and only 28 homes, which means floor selection is the negotiation. There is exactly one of each level, so the stack you want is either available or it is not. I am the buyer-side contact for all of it. If you want the current price sheet, want to know which floors remain, or want the deposit ladder explained before you reserve, call me at 305-964-8614 or use the contact page. I can also put this against the other Broward oceanfront launches so you see the whole field first.

Floor Plans

28 Full-Floor Homes and Two Two-Floor Penthouses

There are 28 residences and 38 floors of building, so every home is a full floor with four exposures. Above them sit two penthouses of two floors each. The developer has not published per-residence square footage, and this page carries no figure for it rather than repeating an unsourced one. Unit count, tower count and the $5 million starting price are from Florida YIMBY and PROFILEmiami; the residence features are from the official residences page. Project Status

Project Status: Revealed November 2024, 2028 Delivery Target

The Armani Group revealed Armani/Casa Residences Pompano Beach in November 2024 with 28 oceanfront residences across two 19-story towers, pricing from $5 million, reservations opening that autumn, a 2025 groundbreaking and a 2028 completion, according to Florida YIMBY and PROFILEmiami. No dated public update has confirmed that construction started, so the project is treated here as pre-construction and the 2028 date as the developer's announced target rather than a verified schedule. I ask the developer directly for the current status before a client reserves. Last verified October 2026.

FAQ

Armani/Casa Pompano Beach: Frequently Asked Questions

What is Armani/Casa Residences Pompano Beach?
Armani/Casa Residences Pompano Beach is a 28-residence oceanfront condominium planned for 1550 North Ocean Boulevard, built as two 19-story towers with a single residence on every floor. Pricing starts at $5 million and completion is anticipated in 2028, according to Florida YIMBY and PROFILEmiami. G3 Architecture designed the towers, ARMANI/CASA handles the interiors, and West 8 designed the park. LuxuryDade tracks the project and Gerardo Gonzalez is the buyer-side contact.
How much does a residence cost at Armani/Casa Pompano Beach in 2026?
Pricing starts at $5 million, a figure both Florida YIMBY and PROFILEmiami reported when the Armani Group revealed the project in November 2024. The developer has not published per-residence square footage or a top-end price, and the two penthouses have no published price at all, so treat $5 million as the entry point and nothing more. Reservations opened in autumn 2024 and a long pre-construction cycle running to a 2028 delivery means pricing moves. Call Gerardo Gonzalez at Compass for the current price sheet.
Who is developing Armani/Casa Residences Pompano Beach?
Four firms develop it jointly: SP Developments, Vertical Developments, WellDuo and GCF Development, per the official project site. SP Developments was founded by Tomas Sinisterra and lists 25,000 completed units across Texas, Georgia and Florida. GCF Development, founded by Peter Jago and Charles Abele, reports more than $6 billion of development and over 30 residential high-rises. Vertical Developments is led by Fernando de Nunez and backed by VYV Grupo Inmobiliario. WellDuo is led by Eduardo Pelaez Romer. G3 Architecture is the architect and West 8 the landscape architect, both confirmed by Florida YIMBY.
Is one residence per floor actually worth paying for?
In my experience it is the single most durable thing a buyer can pay for here, and the reason is resale rather than ego. A full-floor home cannot have a neighbor added next door, cannot lose its light to a later interior reconfiguration, and gives you four exposures instead of one or two. What I tell buyers looking at full-floor product is to confirm the elevator arrangement in writing, because a private elevator lobby is what makes a full floor behave like a house, and this project publishes two private elevators per tower. The honest counterweight is liquidity: 28 homes means a thin resale pool, so you need to be comfortable holding rather than flipping.
What is still unknown about Armani/Casa Pompano Beach in 2026?
Three things, and I would rather say so than guess. First, residence square footage: no permitted source publishes it, and the figures floating around listing aggregators are not sourced to the developer, so this page does not carry them. Second, the construction start. The announced schedule called for a 2025 groundbreaking and a 2028 completion, but no dated public update has confirmed a start as of October 2026. Third, the deposit ladder, which the developer releases with the price sheet. I request all three in one email before a client reserves anything.
How do you reserve a residence at Armani/Casa Pompano Beach?
Reservations go through the developer, and you want buyer-side representation in place before you sign. The order matters: ask for the current price sheet and the floor plan package first, pick the floor and the exposure second, read the deposit schedule and the delivery language third, then reserve. With 28 residences and one per floor, floor selection is the whole negotiation, because there is exactly one of each. Call me at 305-964-8614 and I will request the package, set the appointment and walk you through the deposit ladder before anything is signed. Buyer-side representation on a new development costs you nothing.
Get Armani/Casa Pompano Beach Pricing & Floor Plans

I can send the current price sheet, but ask for the deposit schedule and the current construction status in the same email, because with 28 homes and no confirmed start date those two documents are the deal. If you want me to compare this against the other Broward oceanfront launches, or tell you which floors are still open, I can do that. No obligation.
