Overview

146 Furnished Residences Built to Rent, on Coral Way

"My read on Atelier is that you are buying the rental agreement as much as the residence. The 90 percent figure is the developer's number, and it is a share of the nightly rate before booking fees, rental taxes, the HOA, utilities and insurance, so the first thing I do with a buyer is model what is actually left. The second thing I check is the competition inside the building: 118 of the 146 residences are studios, and in a rental building the studio next door is the one setting your price on a slow Tuesday. What I like is the structure itself. With no hotel operator taking half the revenue and no blackout calendar written by someone else, an owner keeps control of the asset, and that matters on resale. What I would not do is reserve before reading the final rental program documents, because the developer's own site says several of the owner-friendly terms still depend on them."Gerardo Gonzalez, Licensed Real Estate Agent at Compass

Coral Way is not where most people expect a rental-ready condo. The street runs under a canopy of banyan trees from Brickell toward Coral Gables, and the blocks around 1265 SW 22nd Street are mostly older houses and low buildings, the residential side of The Roads. Atelier Residences Miami puts 146 fully furnished residences into a 10-story building there, between Brickell and Coconut Grove, and it is built from the start to be rented by the night. According to The Real Deal, BLDG Ventures launched sales in November 2024 at $400,000 to $2 million, with a projected sellout of $80 million.

The pitch is the ownership model. A traditional condo-hotel splits rental revenue with a hotel operator and layers franchise, licensing and management fees on top. The developer's own illustration puts the operator's share at roughly 50 to 60 percent. Atelier is structured without an operator: owners who join the optional rental program keep about 90 percent of the average daily rate, and one HOA fee covers cleaning and rental management by FirstService Residential, per the developer. That 90 percent is measured before booking-platform fees, taxes, association costs, utilities and insurance, so it is a share of revenue, not a return.

The mix tells you who the building is for. Of the 146 residences, 118 are studios, 12 are one-bedrooms, 12 are two-bedrooms and 4 are two-level villas with three bedrooms and three and a half baths at the base of the building, per the developer. Studios come in standard, lockout and executive types, and the two-bedrooms are planned for up to six guests. Every residence arrives fully furnished by Pfeifer Haus, with floor-to-ceiling windows, quartz countertops, integrated appliances, keyless entry and dedicated owner storage, so an owner can lock personal things away between stays.

The project changed a little after launch. The Real Deal reported 148 units in November 2024; the developer's site now lists 146. The same report said groundbreaking was slated for 2025 and completion for 2027, and that property records showed the 0.8-acre site owned by Carlos Alaimo, whose firm Delia Hospitality bought it for $4.5 million in 2015, with a family dispute over the site dismissed in court in 2022. None of that is a red flag on its own, but it is the kind of history I want a buyer to know before the deposit, along with the current construction stage, which I confirm directly with the sales team.

I am the buyer-side contact for the project. If you want current pricing, the deposit schedule, the HOA budget and the draft rental program agreement in one place, or an honest comparison against the other rental-friendly buildings in Brickell, Downtown and Edgewater, call me at 305-964-8614 or use the contact page. How the Atelier Rental Model Works

This is the part of the project that is different, so it gets its own section. Everything below is the developer's description on its Atelier Advantage page. It is not a guarantee of income, and the developer's own disclaimer says no rental income, occupancy or return is guaranteed.

The developer's own FAQ says the final answers on three points depend on the rental program documents: whether there are blackout dates or minimum stays, whether owners set their own nightly price, and the exact participation rules. I ask for the draft rental program agreement and the HOA budget before a client signs, because those two documents decide what the 90 percent is worth.

Project Status

Project Status: Launched 2024, 2027 Delivery Target

Sales launched in November 2024. At launch, groundbreaking was slated for 2025 and completion for 2027, according to The Real Deal. Agents marketing the project in 2026 describe the building as under construction, but as of October 2026 LuxuryDade has not found a news report or public record confirming the construction start date or a construction loan, so this page does not state either. Before a client reserves, I ask the sales team for the current construction stage, the delivery date written into the contract and the deposit schedule. Last verified October 2026.

FAQ

Atelier Residences Miami: Frequently Asked Questions

What is Atelier Residences Miami?
Atelier Residences Miami is a 10-story condominium at 1265 SW 22nd Street on Coral Way, at the edge of The Roads, with 146 fully furnished residences built to be rented short term. The mix is 118 studios, 12 one-bedrooms, 12 two-bedrooms and 4 three-bedroom villas, per the developer. BLDG Ventures is the developer, Pfeifer Haus designed the interiors and FirstService Residential runs the rental program. LuxuryDade tracks the project and Gerardo Gonzalez is the buyer-side contact.
How much does an Atelier Residences Miami condo cost in 2026?
At the November 2024 launch, prices ran from $400,000 to $2 million for residences of 360 to 1,500 square feet, with a projected sellout of $80 million, according to The Real Deal. That averages about $540,000 per residence across the 148 units announced at launch. The developer does not publish a current price sheet online and asks buyers to request pricing, so treat the launch range as the starting point and ask for today's numbers before you compare.
How does the Atelier rental program work?
Owners can opt into a centralized rental program. FirstService Residential handles the listing, guest communication, check-in, check-out, cleaning and owner payouts, and the owner keeps about 90 percent of the average daily rate, per the developer. That share is before booking-platform fees, taxes, association costs, utilities and insurance. Participation is described as optional, and the owner chooses when the residence is available. The final terms are set by the rental program agreement.
Is a short-term rental condo like Atelier a good investment?
My honest answer is that it depends on the documents more than the building. The 90 percent figure sounds generous, but what you take home is what is left after platform fees, rental taxes, the HOA, utilities and insurance, so I model the net and not the headline. I also ask how many of the 146 units will compete for the same guests, because 118 studios renting in one building set each other's nightly rate. A buyer who wants a Miami base with income on the side fits better than a buyer who needs the rent to carry the mortgage.
When will Atelier Residences Miami be completed?
At the 2024 launch, groundbreaking was planned for 2025 and completion for 2027, according to The Real Deal. Agents marketing the project in 2026 describe it as under construction, but LuxuryDade has not found a news report or public record confirming the construction start or a construction loan as of October 2026. Ask the sales team for the current schedule and the delivery date written into the purchase contract before you reserve.
How does Atelier compare with other Miami rental-friendly condos in 2026?
Atelier is the small one. At 146 residences in 10 stories it is a fraction of 600 Miami WorldCenter's 606 furnished units or Edge House's 608, and it sits in a residential neighborhood on Coral Way rather than a Downtown or Edgewater tower district. Its launch floor of $400,000 matches 600 Miami WorldCenter's studios and sits below LOFTY Brickell's $500,000. What sets it apart is the rental structure: no hotel operator splitting the revenue, per the developer.
Get Atelier Pricing & the Rental Documents

I can pull current pricing and availability, but ask for the deposit schedule, the HOA budget and the draft rental program agreement in the same email, because those decide what a rental-ready residence is really worth. If you want me to put Atelier next to the other rental-friendly buildings in Miami, I can do that too. No obligation.
