Brickell is Miami’s financial core, and the stretch where it meets the Miami River is close to built out. That is the context for this site. According to PROFILEmiami, Prosper Group and Versluys Group revealed Bugatti Residences Miami on September 15, 2026, a 60-story tower with 183 residences at 75 SW Miami Avenue Road, carrying more than 300 feet of frontage along the river with direct access toward Biscayne Bay. It is the first Bugatti branded residence in the United States.

The land came first. Florida YIMBY reported that the two developers closed on a roughly one-acre, three-parcel waterfront assemblage for $50 million in August 2026, buying it from Two Roads Development and Newgard Development Group, with a $30.5 million acquisition loan from Vaster. Those parcels had been part of the One Brickell Riverfront assemblage, so this tower takes the place of a third building that is no longer happening there. The joint venture put the total project value at $650 million.

The unit count has moved as the project firmed up, and it is worth knowing which number belongs to which date. The partnership was first announced in October 2025 at 158 residences. The August 2026 land close was reported at 181. The September 2026 reveal states 183 residences including four signature penthouses. Each figure was accurate when published, and 183 is the current one. No price list exists yet, and sales are slated to launch in the first half of 2027.

Who Is Actually Building It

Brandon Haw Architecture leads the architecture, drawing on Bugatti design cues including the C-line that runs the face of the tower. Yabu Pushelberg, the studio behind interiors for Aman, EDITION, Four Seasons and Rosewood, handles the residential interiors. Bugatti selected Rhodium as its residential operating partner, which means the service model was decided alongside the architecture rather than bolted on later. Wiebke Ståhl, Managing Director of Bugatti International, said Miami’s architecture and global reach made it the setting for the marque’s next residential project.

Bugatti has done this once before. Its first residential project is Bugatti Residences by BinGhatti in Dubai, with a different developer and a different design team. The company is explicit that the Miami building is not a copy of it, and takes a separate expression shaped by the city. For a buyer, that distinction matters: you cannot use the Dubai tower as a proxy for what gets delivered here, on finishes, on service, or on pricing.

How to Read a First-of-Its-Kind Branded Launch

Here is what I keep repeating to buyers looking at branded product in Brickell. The brand sets the price premium, but the developer sets the delivery date, and those are two different risks. Versluys Group is a real operator with more than a century of building behind it, and this is still its first project in the United States, where permitting, construction pricing and the condo documents work differently. Prosper Group is the local partner. I would want to see how the two split responsibility before I let a client wire a second deposit.

The second thing is the line. A 60-story tower with only 183 residences means large floorplates and very few units per floor, and on a river site the difference between facing the water and facing the city is not a preference, it is a resale number. When the stacking plan is released I will go through it with you before you pick, because on a building like this that is the decision that compounds.

The third thing is the deposit ladder. Sales open in the first half of 2027, which means the contract, the deposit schedule and the projected delivery date all arrive together. Pre-construction buyers get surprised by that ladder more than by anything else, and on a project of this size the gap between reservation and closing will be measured in years. Ask for the schedule in writing at the same time you ask for the price.

The parcels were assembled from three addresses and were previously part of the One Brickell Riverfront site, whose two towers, LOFTY Brickell and The Standard Residences Brickell, are already built out next door. That is a useful reference point: you can walk the immediate block today and see what the finished streetscape around this tower will look like, which is rare for a pre-construction site.
