Bugatti Residences Miami: 183 Residences on the Miami River
Bugatti Residences Miami is a planned 60-story, 183-residence branded tower at 75 SW Miami Avenue Road on the Miami River in Brickell, revealed by Prosper Group and Versluys Group on September 15, 2026, according to PROFILEmiami. It is the first Bugatti branded residence in the United States, with architecture by Brandon Haw Architecture and interiors by Yabu Pushelberg. Sales launch in the first half of 2027. LuxuryDade has tracked this site since the $50 million land close, and Gerardo Gonzalez is your contact here.
Why Bugatti Residences Miami Stands Out
- The rare part: the first Bugatti branded residence in the United States, on one of the last waterfront parcels on Brickell's stretch of the Miami River
- Developer and reveal: Prosper Group with Belgium's Versluys Group, revealed September 15, 2026 (PROFILEmiami)
- The building: 183 residences across 60 stories, including four signature penthouses, with more than 300 feet of river frontage
- The team: Brandon Haw Architecture on design, Yabu Pushelberg on interiors, Rhodium as residential operating partner
- The land: a one-acre, three-parcel assemblage bought for $50 million in August 2026 (Florida YIMBY)
- Sales: slated to launch in the first half of 2027, with no price list published yet

Bugatti Residences Miami: The Marque’s First US Tower
"A first-of-its-kind branded launch is the moment buyers are most likely to buy the badge instead of the building. My advice here is to read the developer’s delivery record before the renderings. Versluys Group has been building in Belgium for more than a century, but this is its first project in the United States, and Prosper Group is a younger name in Miami. That is not a red flag, it is simply the thing to underwrite. Then pick the floor and the line. On a 60-story riverfront tower with 183 residences, the line you buy will decide your outcome far more than the name on the door."Gerardo Gonzalez, Licensed Real Estate Agent at Compass
Brickell is Miami’s financial core, and the stretch where it meets the Miami River is close to built out. That is the context for this site. According to PROFILEmiami, Prosper Group and Versluys Group revealed Bugatti Residences Miami on September 15, 2026, a 60-story tower with 183 residences at 75 SW Miami Avenue Road, carrying more than 300 feet of frontage along the river with direct access toward Biscayne Bay. It is the first Bugatti branded residence in the United States.

The land came first. Florida YIMBY reported that the two developers closed on a roughly one-acre, three-parcel waterfront assemblage for $50 million in August 2026, buying it from Two Roads Development and Newgard Development Group, with a $30.5 million acquisition loan from Vaster. Those parcels had been part of the One Brickell Riverfront assemblage, so this tower takes the place of a third building that is no longer happening there. The joint venture put the total project value at $650 million.
The unit count has moved as the project firmed up, and it is worth knowing which number belongs to which date. The partnership was first announced in October 2025 at 158 residences. The August 2026 land close was reported at 181. The September 2026 reveal states 183 residences including four signature penthouses. Each figure was accurate when published, and 183 is the current one. No price list exists yet, and sales are slated to launch in the first half of 2027.
Who Is Actually Building It
Brandon Haw Architecture leads the architecture, drawing on Bugatti design cues including the C-line that runs the face of the tower. Yabu Pushelberg, the studio behind interiors for Aman, EDITION, Four Seasons and Rosewood, handles the residential interiors. Bugatti selected Rhodium as its residential operating partner, which means the service model was decided alongside the architecture rather than bolted on later. Wiebke Ståhl, Managing Director of Bugatti International, said Miami’s architecture and global reach made it the setting for the marque’s next residential project.

Bugatti has done this once before. Its first residential project is Bugatti Residences by BinGhatti in Dubai, with a different developer and a different design team. The company is explicit that the Miami building is not a copy of it, and takes a separate expression shaped by the city. For a buyer, that distinction matters: you cannot use the Dubai tower as a proxy for what gets delivered here, on finishes, on service, or on pricing.
How to Read a First-of-Its-Kind Branded Launch
Here is what I keep repeating to buyers looking at branded product in Brickell. The brand sets the price premium, but the developer sets the delivery date, and those are two different risks. Versluys Group is a real operator with more than a century of building behind it, and this is still its first project in the United States, where permitting, construction pricing and the condo documents work differently. Prosper Group is the local partner. I would want to see how the two split responsibility before I let a client wire a second deposit.
The second thing is the line. A 60-story tower with only 183 residences means large floorplates and very few units per floor, and on a river site the difference between facing the water and facing the city is not a preference, it is a resale number. When the stacking plan is released I will go through it with you before you pick, because on a building like this that is the decision that compounds.

The third thing is the deposit ladder. Sales open in the first half of 2027, which means the contract, the deposit schedule and the projected delivery date all arrive together. Pre-construction buyers get surprised by that ladder more than by anything else, and on a project of this size the gap between reservation and closing will be measured in years. Ask for the schedule in writing at the same time you ask for the price.
Nothing here is contractible yet. What exists today is a verified reveal, a verified land purchase, a named team and a stated sales window. When the price sheet, the floor plans and the deposit terms are published, I will have them. Call me at 305-964-8614 or use the contact page and I will put you on the list, then walk you through the stacking plan and how this compares against the other branded towers already selling in Brickell.
183 Residences and Four Signature Penthouses
The developers have published the residence count and the penthouse count, and nothing further. Unit sizes, the bedroom mix, the stacking plan and pricing have not been released, and this page will not estimate them. Sales are slated to launch in the first half of 2027, which is when that package normally arrives (PROFILEmiami).

75 SW Miami Avenue Road, on the Miami River
The site sits where Brickell meets the Miami River, next to Brickell City Centre and within the Brickell financial core. It is one of the last waterfront development parcels on that stretch of the river, and the frontage gives direct boating access downriver toward Biscayne Bay.

The parcels were assembled from three addresses and were previously part of the One Brickell Riverfront site, whose two towers, LOFTY Brickell and The Standard Residences Brickell, are already built out next door. That is a useful reference point: you can walk the immediate block today and see what the finished streetscape around this tower will look like, which is rare for a pre-construction site. Exact walking and drive times are not published by the developers, so this page does not estimate them. Ask me and I will walk the site with you.

Prosper Group, Versluys Group, Brandon Haw & Yabu Pushelberg
Miami-based development firm led by CEO Jay Roberts. Prosper is the local partner on the joint venture and led the $50 million acquisition of the three-parcel riverfront site in August 2026. Roberts has described Brickell waterfront as central to the firm’s development strategy.
Belgian developer led by CEO Bart Versluys, founded more than a century ago and one of Europe’s established luxury property builders. Bugatti Residences Miami is the group’s entry into the United States market, so its US delivery record starts here.
Leads the architectural vision for the tower, working from Bugatti design cues including the C-line that shapes the balcony profile across the 60-story facade.
Studio founded by George Yabu and Glenn Pushelberg, with a hospitality and residential portfolio spanning Aman, EDITION, Four Seasons and Rosewood. Handles the residential interiors here.
Selected by Bugatti as the exclusive global residential operating partner, delivering a butler-service model. Bringing the operator in at the design stage means the service program was set alongside the architecture rather than added afterward.

Sales launch in the first half of 2027, so there is no price sheet to send yet.
