Cora Merrick Park: Prices, Floor Plans & Wellness Residences
Cora Merrick Park is one of the most distinctive Coral Gables launches I am tracking, because it is built around wellness in a way few Miami condos are. Constellation Group and The Boschetti Group are building this 74-residence, 12-story boutique condominium at 4241 Aurora Street, directly across from the Shops at Merrick Park. Prices run from about $900,000 to over $4 million for penthouses across one- to three-bedroom-plus-den residences, roughly 678 to 2,651 square feet, according to The Real Deal and PROFILEmiami. Arquitectonica designed the building, Urban Robot Associates designed the interiors, and it is among the first Miami residential projects pursuing IWBI WELL certification, with an infrared sauna, hydrotherapy pools, a rooftop pool, and the first rooftop padel court in Coral Gables. Construction began in April 2026, a $67.5 million loan was secured in June 2026, and delivery is expected in 2028. I am the contact for pricing, floor plans, and availability.

Cora: A Wellness-Focused Luxury Condo From $900K
"What makes Cora stand out to me is the combination of a true wellness building and a Coral Gables address most buyers cannot find new. Only 74 residences, an infrared sauna and hydrotherapy pools, a rooftop padel court, and one of the first WELL-pursuit residential projects in Miami, all directly across from the Shops at Merrick Park. Coral Gables rarely gets ground-up boutique luxury at this scale, and the wellness program is not a marketing line here, it is built into the certification path. For a buyer who wants a quiet, design-led primary or pied-a-terre in the Gables, this is the kind of project I tell people to see early."Gerardo Gonzalez, Licensed Real Estate Agent at Compass
Coral Gables is one of the most established luxury markets in Miami-Dade, a planned Mediterranean-style city of tree-lined streets and historic plazas, yet ground-up boutique condominiums here are rare. Cora Merrick Park sits at 4241 Aurora Street, directly across from the Shops at Merrick Park, on a 0.7-acre site the developers acquired in 2022. According to The Real Deal, the team originally envisioned the parcel as a rental project before pivoting to condos as for-sale demand across South Florida strengthened. The result is a 12-story, 74-residence building designed to feel like a private wellness retreat in the middle of the Gables.
According to The Real Deal and PROFILEmiami, Cora Merrick Park is developed by Constellation Group, led by Eduardo Otaola, together with The Boschetti Group, the same partnership behind Ella Miami Beach in North Beach. Arquitectonica is the architect, Urban Robot Associates designed the interiors, and Lamarca Well leads the wellness programming. The developers secured a $67.5 million construction loan from BHI in June 2026, arranged by Berkadia, two months after breaking ground in April. Completion is expected in 2028, and the sales gallery at 4200 Laguna Street has been open since October 2025.
The residential collection runs across roughly 13 floor plans, from one-bedroom layouts to three-bedroom-plus-den penthouses, measuring approximately 678 to 2,651 square feet, with pricing from about $900,000 to more than $4 million for penthouses. For a Coral Gables buyer, the appeal is the combination of a boutique scale, a walkable Merrick Park location, and a finish level built around health. The smaller building count means fewer neighbors and more privacy than a large tower, which is part of what the Gables luxury buyer looks for.
Wellness is the organizing idea, not a tagline. Cora Merrick Park is among the first residential projects in Miami pursuing certification through the International WELL Building Institute's residential program, which sets standards for air, water, light, and materials. The amenity program includes an infrared sauna, a steam room, contrast hydrotherapy pools, a rooftop pool deck, yoga and meditation spaces, and a fitness center, plus what the developers describe as Coral Gables' first rooftop padel court. The building also delivers a 5,000-square-foot public park anchored by a sculpture from Catalan artist Jaume Plensa, which the developers plan to donate to the city.
Cora Merrick Park is a pre-construction project, which means the developer releases pricing, deposit terms, floor plans, and availability on a price sheet that updates through the sales cycle. I am the contact for all of it.
