According to The Real Deal, the team originally envisioned the parcel as a rental project before pivoting to condos as for-sale demand across South Florida strengthened. The result is a 12-story, 74-residence building designed to feel like a private wellness retreat in the middle of the Gables.

According to The Real Deal and PROFILEmiami, Cora Merrick Park is developed by Constellation Group, led by Eduardo Otaola, together with The Boschetti Group, the same partnership behind Ella Miami Beach in North Beach. Arquitectonica is the architect, Urban Robot Associates designed the interiors, and Lamarca Well leads the wellness programming. The developers secured a $67.5 million construction loan from BHI in June 2026, arranged by Berkadia, two months after breaking ground in April. Completion is expected in 2028, and the sales gallery at 4200 Laguna Street has been open since October 2025.

The residential collection runs across roughly 13 floor plans, from one-bedroom layouts to three-bedroom-plus-den penthouses, measuring approximately 678 to 2,651 square feet, with pricing from about $900,000 to more than $4 million for penthouses. For a Coral Gables buyer, the appeal is the combination of a boutique scale, a walkable Merrick Park location, and a finish level built around health. The smaller building count means fewer neighbors and more privacy than a large tower, which is part of what the Gables luxury buyer looks for.

Wellness is the organizing idea, not a tagline. Cora Merrick Park is among the first residential projects in Miami pursuing certification through the International WELL Building Institute's residential program, which sets standards for air, water, light, and materials. The amenity program includes an infrared sauna, a steam room, contrast hydrotherapy pools, a rooftop pool deck, yoga and meditation spaces, and a fitness center, plus what the developers describe as Coral Gables' first rooftop padel court. The building also delivers a 5,000-square-foot public park anchored by a sculpture from Catalan artist Jaume Plensa, which the developers plan to donate to the city.
