House of Wellness Brickell: Prices, Floor Plans & Available Units

Brickell is Miami's financial district and its densest residential submarket, a walkable grid of towers between the Miami River and Rickenbacker Causeway. Almost everything delivered here in the last cycle opened above a million dollars, which pushed first-time Miami buyers and smaller investors out of the neighborhood entirely. House of Wellness Brickell is the clearest attempt yet to put them back in, and the way it does that is by shrinking the residences rather than the building.

According to The Real Deal, North Development kicked off sales in February 2026 for a 34-story, 656-unit condominium at 152 Southwest 9th Street. North Development is the joint venture between Ricardo Dunin's Oak Capital and Juan Carlos Tassara's Edifica, the same partnership behind Domus Brickell Park and the Domus FLATS line. The South Florida Business Journal reported units starting at $390,000 on the day sales opened. The official developer site now publishes a floor of $400,000, so the entry price has moved roughly $10,000 in the nine months since launch.

The mix is studios, one-bedrooms and two-bedrooms, and the developer is open about the trade: residences are intentionally compact, with 9 foot 4 inch ceilings, porcelain tiled bathrooms, two-tone cabinets with terrazzo countertops, polished concrete balconies and a premium appliance package that includes a cooktop, refrigerator, dishwasher and speed oven. Architecture is by MC+G Studio with interiors by Urban Robot, per PROFILEmiami. The developer has not published a completion date, which is worth knowing before you compare this against towers that have one.

What the small units buy is the amenity floor. PROFILEmiami reports over 22,000 square feet of wellness, fitness and lifestyle programming: a full-service spa with a hammam, sauna, steam room and cold plunge, indoor and outdoor fitness facilities, treatment rooms, co-working space, a juice bar and pantry, a podcast room, a hair salon, a ground-floor urban lounge, a dog spa and a dog park, topped by a 35th-floor rooftop deck with a club room. Behind the physical space sits what the developer calls the Integrated Wellness Method: a full-body assessment that sets a baseline for each resident, ongoing evaluations, on-site nutritionists and trainers, and a Lifestyle Director who programs the calendar. There is also a building-wide water purification system installed with CLEAR.

That service layer is the part I want buyers to price. A staffed wellness program, a Lifestyle Director and a dedicated app are real operating costs, and in a condominium those costs land in the association budget or in a separate service fee.
