North Bay Village is three small islands in Biscayne Bay, connected by the 79th Street Causeway between Miami Beach and the mainland. For years it was one of the last stretches of central Miami waterfront that had not been rebuilt. That is changing, and Pagani Residences is the project that put a global name on it. It is Horacio Pagani's first residential development anywhere in the world, and the site at 7940 West Drive fronts the bay directly.
According to Florida YIMBY, construction is underway after a groundbreaking ceremony on May 15, 2026, with three Pagani hypercars parked on the site for the occasion. The developer is Riviera Horizons, founded and led by Mikael Hamaoui, in collaboration with Horacio Pagani and Pagani Arte, whose chief executive is Brenda Basso. The floor plate is the story. Per the developer's building page, the tower holds 70 residences across 30 stories, which is four homes per floor, and every one is an all-corner plan with two to four bedrooms from roughly 2,000 to over 3,000 square feet. Ceilings are 11 feet, terraces are 11 feet wide and run 800 to 1,040 square feet, and each residence has its own ensuite elevator entry. The collection also includes four Sky Residences, two duplex penthouses, and a limited number of guest suites that residents can purchase.
Interiors are finished rather than delivered as a shell. Per the developer's residences page, kitchens are Italian Schiffini with 10-foot islands, a full Gaggenau appliance package and a choice of three cabinet finishes. Bathrooms use Noorth bathtubs, travertine floor and wall tile, Gessi fixtures and Barausse frameless doors. Buyers choose between Listone Giordano Mont Blanc plank, a custom Listone Giordano Pagani chevron, or Mirage ceramic tile for flooring, and four countertop options including emerald quartz and Statuario marble. Pagani Arte designed a furniture collection for the building, and the interiors reuse materials from the hypercars themselves: carbon fiber, hand-finished metalwork and leather.
The two penthouses on the 28th and 29th floors are the outlier. Per the developer's November 2025 press release, Penthouse 01 spans 12,200 square feet with five bedrooms at $30 million, and Penthouse 02 spans 10,700 square feet with four bedrooms at $28.5 million, both with 13-foot ceilings across two levels. Each buyer also receives a Pagani Utopia Roadster in a Miami Edition finish and a trip to Modena to work directly with Horacio Pagani on the residence. Those two prices set records for North Bay Village when they were released in November 2025.
What I would tell a buyer here: do the two pieces of homework the brand does not answer. First, the carrying costs, because a private marina, a wellness floor, a boardwalk and an automotive concierge program divide across 70 owners rather than several hundred, and that ratio decides your monthly number. Second, the developer's track record and the construction loan, since a first-in-the-world brand paired with a boutique developer is a different risk profile than a Related or a Terra tower, and the delivery estimate of 2028 has no published quarter yet. Miami-based developer founded and led by Mikael Hamaoui, who is founder and chief executive. Riviera Horizons took the site on West Drive and brought Pagani in as the brand partner, making North Bay Village the location for the first Pagani residential project in the world. Hamaoui has described the bet publicly as choosing an emerging waterfront corridor over an established district.
Pagani Automobili is the Italian hypercar maker founded by Horacio Pagani; Nicola Volpi is chairman. Pagani Arte, led by chief executive Brenda Basso, is the design arm that shaped the residence interiors and produced a furniture collection for the building. This is the brand's first residential project anywhere, and it reuses hypercar materials: carbon fiber, hand-finished metalwork and leather.

The development team held a groundbreaking ceremony on May 15, 2026 and construction is underway at 7940 West Drive, according to Florida YIMBY. Three Pagani hypercars, the Huayra BC, Huayra Coupe and Utopia Coupe, were on the site for the ceremony. North Bay Village Mayor Rachel Streitfeld attended. The developer's pre-construction materials put estimated completion in 2028; the exact quarter is not stated on the developer website.
