"When a buyer asks me about a dual-waterfront property like this one, the question I push hardest on is which side of the site they actually want to live on, because the ocean tower and the Intracoastal building are two different products at two different price points inside one condominium. The 5,018 to 5,640 square foot five-bedroom stack in the ocean tower is the line I would study first, since 36 of the 92 homes sit in it and that is where resale comparables will eventually come from. Rosewood Residences Hillsboro Beach occupies roughly 12 acres of barrier island at 1180 Hillsboro Mile, on the stretch of A1A that locals call Millionaire's Mile, between Deerfield Beach and Pompano Beach and about two miles from Boca Raton. The property runs ocean to Intracoastal, which is the structural fact that separates it from almost every other branded condominium in South Florida. Most oceanfront buildings sit on a single strip of sand. This one carries 605 linear feet of beachfront on the Atlantic side and 600 linear feet of frontage on the Intracoastal side, with a private marina in between.
The program splits across two buildings. A 10-story oceanfront tower holds 70 residences directly on the sand. A 3-story Intracoastal condominium holds the remaining 22, facing west across the waterway and the marina. Related Group and Dezer Development are the developers, Arquitectonica designed the architecture with ArquitectonicaGEO on landscape, and Studio Piet Boon of the Netherlands designed the interiors and the public spaces. Rosewood Hotels and Resorts brands the property under a license agreement, and the amenity program is run under the Rosewood name. Rosewood is the licensor and is not the offeror of the condominium, which is worth knowing when you read the offering documents.
Vertical construction topped out in February 2026. Florida YIMBY and PROFILEmiami both reported the milestone, with Coastal Construction Group serving as general contractor and full completion on track for early 2027. Related and Dezer secured a construction loan of up to $307 million, initially funded at $281 million by an affiliate of Apollo Global Management, along with town approval in December 2024, according to The Real Deal. Pricing for available residences begins at $5.95 million.
The thing I tell buyers to price in on a Broward oceanfront condominium is the carrying cost, not the sticker. The developer fact sheet estimates maintenance at $1.74 per square foot per month with reserves, which on a 5,600 square foot ocean residence works out to roughly $9,700 a month before property tax and insurance. That is the number that decides whether a home like this is a comfortable hold or a stretch, and it is the first line item I walk through with a client rather than the last. Florida condominium insurance and reserve funding have both moved sharply since 2022, so I would read the budget and the reserve study as they exist at closing, not as they were modeled at launch.
The other thing worth understanding is the deposit ladder. The published structure is 10 percent at contract, another 10 percent at 60 days, 10 percent at groundbreaking, 10 percent at top-off, and 60 percent at closing. Groundbreaking and top-off have both already happened, so a buyer signing today is stepping into a compressed schedule rather than a four-year one. That is generally favorable, because the construction risk that pre-construction buyers absorb in 2023 is largely behind this project, but it does mean the cash timeline is front-loaded relative to the original marketing. Confirm the current schedule in writing before you contract.

Hillsboro Beach is a narrow barrier island town on A1A between Deerfield Beach and Pompano Beach, roughly two miles from both Boca Raton and Pompano Beach. The stretch is known as Millionaire's Mile for its oceanfront estates. It is quiet by design: low density, no commercial strip, and a town that has historically approved very little new construction, which is why a 92-residence branded condominium here is unusual rather than routine.

The Miami firm founded in 1977 and led by Bernardo Fort-Brescia and Laurinda Hope Spear, responsible for the Atlantis Condominium and a long list of South Florida landmarks. ArquitectonicaGEO handled the landscape across the 12-acre site. The design pairs modern architecture with classic materials and proportions drawn from the coastal setting.
The Dutch studio founded in 1983 by Piet Boon and Karin Meyn, working across architecture, interiors and product design. At Rosewood Hillsboro Beach the studio designed the public spaces and the lobby as well as the custom residence kitchens paired with the Sub-Zero and Wolf package.
Coastal Construction Group is the general contractor. Co-President Tom C. Murphy marked the February 2026 topping out as a milestone the team reached working with Related and Dezer again, per PROFILEmiami.
