"My honest read on Ombelle is that the number to study is not the price, it is the phasing. The developer's own fact sheet states there is no guarantee the second tower gets built, and that if it does not, assessments for owners in the first tower may go up significantly. That is a real, disclosed risk, and it is written down for anyone who reads the documents. I am not saying it disqualifies the project. Flagler Village sits just north of downtown Fort Lauderdale's core, and it has absorbed most of the city's new residential density over the past decade. Ombelle is the largest condominium project to break ground there this year. Florida YIMBY reported in August 2026 that construction has started on the two-tower, 43-story development at 316 NE 4th Street, which will deliver 754 condominiums with floor plans running from studios up through four-bedroom homes.

The developer is Dependable Equities, a Brooklyn based real estate investment firm that is also serving as its own general contractor on the project. According to Florida YIMBY, the firm bought the nearly two-acre site for $27 million in late 2021 and intends to put more than $50 million of its own capital into the two-tower build. The Real Deal reported in April 2026 that Dependable Equities landed $50 million in financing for the project, which had launched residence sales in 2024. Design, inside and out, is by ODA, the firm that also drew the 13,000 square foot residential lobby.

What the developer is selling here is a turnkey product, not a shell. The fact sheet states residences are delivered fully finished and furnished, which is the same play several Miami rental-friendly projects have used to shorten the gap between closing and occupancy. The amenity program runs past 100,000 square feet of combined indoor and outdoor space, and the anchor is a 35,000 square foot Equinox, the brand's first location in Fort Lauderdale, with a complimentary one-year founding membership included for residents according to the developer. Ground level adds more than 11,000 square feet of retail and restaurant space plus a mixed-use plaza, and there are 895 parking spaces, a roughly four percent reduction from the 932 originally planned.

Location is the strongest part of the case. The site is inside the Flagler Village arts and entertainment district, walking distance to the MASS Arts District galleries and monthly art walks, and close to Las Olas Boulevard, the Broward Center for the Performing Arts, and the NSU Art Museum. Brightline's Fort Lauderdale station puts Miami and West Palm Beach inside a short train ride, and Fort Lauderdale International Airport and Port Everglades are both minutes away. The developer also lists complimentary transportation within a five-mile radius by Circuit.

Two honest notes on the numbers. First, the tower height has been reported differently over time: Florida YIMBY's August 2026 construction-start piece says 43 stories, while earlier project material described 44. I use the current construction-stage reporting. Second, and more important for anyone writing a deposit, the developer's own fact sheet discloses that the project is intended to be built in separate phases with no guarantee the second tower will be built, and that assessments payable by first-tower owners could increase significantly if it is not.
