A Rare Condo at the Edge of Rio Vista

In June 2026, Ocean Land Investments confirmed that Sixth & Rio, its boutique luxury condominium at 501 SE 6th Avenue in Fort Lauderdale, is on track for delivery in November 2026. The eight-story building holds 94 residences in one- to four-bedroom layouts, including townhomes, ranging from 930 to 2,300 square feet, with prices from $900,000 to $3,500,000, according to the developer and reporting from Multi-Housing News. What sets the project apart is the site. Rio Vista is one of South Florida's last residential enclaves defined almost entirely by custom single-family estates, a neighborhood where condominium development has historically been nearly impossible. Sixth & Rio occupies a rare position directly on the New River at that neighborhood's edge, in the area locals call SoLo, just south of Las Olas. It gives residents the quiet character of a Rio Vista address and direct New River access without the barrier of buying a single-family home.
The building was designed by FSMY Architects + Planners, with common-area interiors by IDDI. The developer describes a silhouette that combines classic and contemporary lines, with a patterned facade meant to echo the surrounding oak trees and soft curves that nod to the river. Every home is specified with Sub-Zero and Wolf appliances and custom kitchen and bath cabinetry by Italkraft, nine-foot ceilings, floor-to-ceiling impact glass, and private terraces with river and city views. Townhome residences and a small number of penthouse layouts round out the mix.
The amenity program is built around the water. A rooftop sky terrace carries an infinity-edge pool, private cabanas, and alfresco dining with panoramic New River and skyline views. Inside, residents get a riverfront clubroom with a wine bar and billiards, a fitness center, co-working suites with a private conference room, an owners' speakeasy lounge, and 24/7 concierge service. Boat dockage along the New River and a free Water Trolley dock steps from the building connect the address to Las Olas without a car.
Sixth & Rio also reads well for owner-investors: the building permits rentals with a minimum three-month lease term, a relatively flexible policy among new-construction condos in Fort Lauderdale. A limited number of residences remain ahead of the November 2026 delivery. This is not a luxury Miami pre-construction tower, my core focus, but it is a meaningful Fort Lauderdale waterfront project, and I track it for clients weighing Broward.
