An 8-story, 200,000 sq ft condominium at 218-220 SE Seventh Street with 121 residences from $375,000, a 30,000 sq ft amenity deck and 4,500 sq ft of retail. By Kadima Developers, designed by SKLARchitecture, facing the 16-acre Peter Bluesten Park.
A Financed Condo at the Entry End of the Aventura Border
"A closed construction loan is the moment I start treating a pre-construction condo as real. Plenty of projects on the Hallandale and Aventura border announce a price list and never finance. My advice to anyone shopping the $375,000 end of this market is to ask for the lender name and the foundation status before you wire a deposit. That is the difference between a building and a brochure, and here both answers are already public."Gerardo Gonzalez, Licensed Real Estate Agent at Compass
Seven Park sits at 218-220 SE Seventh Street in Hallandale Beach, directly across from the 16-acre Peter Bluesten Park. According to Florida YIMBY on November 7, 2026, Kadima Developers secured a $32.5 million construction loan from S3 Capital Partners for the 8-story, 200,000-square-foot mixed-use building. The financing was arranged by Carlos Vazquez of Nexos Invest and funds the continuation of work as the project moves through its foundation phase.
The building holds 121 condominium residences and 4,500 square feet of ground-floor retail. SKLARchitecture is the design architect. The residential mix runs studios through three-bedroom units, with interiors by Interiors by Steven G, floor-to-ceiling windows facing the park and the surrounding cityscape, Italian kitchens and optional furnishing packages. Pricing starts at $375,000, which places Seven Park well below the branded oceanfront towers a few minutes east, and that gap is the whole reason the project is worth tracking.
Amenities are concentrated on a 30,000-square-foot deck with a swimming pool, two hot tubs, private cabanas, barbecue stations and a resident lounge. A wellness center adds a steam shower, sauna and cold plunge. The developer describes the park across the street as a $30 million public investment and positions the location as minutes from Aventura, which is the practical draw: Aventura prices without an Aventura address.
Construction status is the part most buyers skip and should not. As of the November 2026 financing announcement, site mobilization was complete, major underground utility installations were progressing, and deep foundation operations were more than 65 percent finished, with crews preparing to begin structural foundation concrete including the tower crane and elevator foundations. Kadima chief executive Alejandro Chaberman said the financing lets the team maintain momentum into that concrete phase.
What has not been published is a delivery date. The developer has not announced completion, and until it does, no page should state one. Seven Park is outside my core luxury Miami pre-construction focus, but Broward entry pricing with a closed construction loan is a real data point for buyers weighing what their money buys outside Miami-Dade. November 2026: $32.5 Million Loan Closes With Foundations Over 65% Done
According to Florida YIMBY on November 7, 2026, Kadima Developers secured a $32.5 million construction loan from S3 Capital Partners for Seven Park, arranged by Carlos Vazquez of Nexos Invest. Site mobilization is complete, major underground utility installations are progressing, and deep foundation operations are more than 65 percent finished, with crews preparing to begin structural foundation concrete including the tower crane and elevator foundations. My read on a project at this stage is that the loan and the foundation percentage together are worth more than any renderings: financing plus concrete in the ground is what separates a condo that delivers from one that is still a sales office.
