OLIN Palm Beach: 32 Condos Replace 135 Units on the South End in 2026
OLIN Palm Beach will replace 135 existing units with just 32 residences at 2720 and 2730 S. Ocean Blvd, the South End's first condo project to reach construction in 20 years, according to the Palm Beach Daily News. At LuxuryDade I read that 76 percent unit cut as the whole story: Palm Beach is not adding supply, it is subtracting it. If you want one of the 32, get your name in before the construction fence comes down.
Palm Beach does not get new condominiums. The town has carried roughly the same condo stock for two decades, which is why I hand island buyers my Miami pre-construction buyer's guide and then warn them that half of it does not apply up here. That is what makes the rubble piles on South Ocean Boulevard worth writing about. The former Ambassador Hotel and Residences and the lakefront building long known as the Edgewater House are down. In their place, OKO Group and Cain International are building OLIN Palm Beach.
What OLIN Palm Beach Actually Is
The project occupies two parcels at 2720 and 2730 S. Ocean Blvd in the town's South End. The plan is three five-story buildings, two on the ocean side and one facing the Intracoastal Waterway, with underground parking at both sites. The design architect is Jason Long of the firm OMA. The developers are Miami-based OKO Group and London-based Cain International, which assembled the land in three deals in October 2022 for a combined $147.6 million. Design review cleared at a contentious Architectural Commission meeting on June 24, 2026, and as of October 23, 2026 the Palm Beach Daily News reports both buildings have been razed.
"Thirty-two residences is not a sales program, it is a waiting list. The thing I tell buyers about a building this small is that you do not get a second chance at the floor and the line you want, because there is no second phase and no resale pool for years."Gerardo Gonzalez, Licensed Real Estate Agent at Compass

The row worth staring at is the net change. One hundred and three homes are coming off the island permanently. I ran the land math as well: $147.6 million spread across 32 residences is roughly $4.6 million of land cost per home before a foundation is poured. That is the floor underneath whatever the asking prices turn out to be.
The Twenty-Year Gap on the South End
Here is the fact that reframes everything above. OLIN is the first South End condo development to reach the building stage in 20 years. The last new development there was Bellaria, completed in 2006. Twenty years of wealth moving into Florida, and that stretch of the island added nothing.
That is not an accident. The town reviews height, massing and design through an Architectural Commission that can and does send projects back, and OLIN's own approvals came out of a meeting the local paper described as contentious. Compare it with the mainland, where the Palm Beach County luxury condo pipeline has started or delivered a long list of towers in the same window, tracked on our West Palm Beach condo market page. One bridge separates a market that builds from a market that does not.
For a buyer the consequence is simple. On the island, supply is a fixed quantity that only moves when something gets demolished, and it just moved down.
What the Price Tiers Imply Against the Town Record
No prices have been published. What exists is an inquiry form on the project's website that sorts prospects into three buckets: up to $20 million, up to $30 million, and over $40 million. Treat that as marketing positioning rather than a price list. It still tells you something, because developers do not build a bucket they have no product for.
| Benchmark | Figure | Source |
|---|---|---|
| OLIN inquiry tiers | Up to $20M, up to $30M, over $40M | Palm Beach Daily News |
| Palm Beach condo sale record | $23.75 million, 2022 | Palm Beach Daily News |
| Building that set the record | Leverett House, 110 Sunset Ave | Palm Beach Daily News |
| Original asking price on that unit | $26.75 million | Palm Beach Daily News |
| Implied premium at the top tier | about 68 percent above the record | LuxuryDade calculation |
Divide the top bucket by the record and you get roughly a 68 percent premium over anything a Palm Beach condo has ever traded for. I would not publish that as a forecast. I would publish it as the gap the sales program has to close, and it is the first number I would press on if I were representing a buyer in that gallery.
How I Read This for Buyers in 2026
My advice on a 32-unit island building is to make your decisions before the sales gallery opens, not after. This is the order I would work in:
The Order I Would Work In
- Pick your water first. Two buildings face the Atlantic and one faces the Intracoastal. Those are different assets with different insurance, different light and different resale pools.
- Ask for the condo documents the day they exist. A brand-new Florida association with 32 owners has no assessment history, and that cuts both ways.
- Price the carry, not the purchase. Taxes, insurance and reserve contributions on an island building are what actually surprise people.
- Learn the contract mechanics first. Deposit structure and delivery terms are set before you ever see a floor plan, which is why I walk clients through how a pre-construction contract is actually built.
- Keep an honest mainland comparison. If the tiers land where the website hints, the single-family market in luxury homes on Palm Beach starts competing for the same buyer.
My honest read: this is a genuine scarcity asset, and I do not say that often, because most of what gets sold as scarce is simply early. Thirty-two residences, no second phase, on a stretch of island that has not built one in 20 years, is scarce in the literal sense. What I cannot tell you yet is whether the price tiers are real, because until a signed contract prints they are a hypothesis. We log the milestones on our Development Watch tracker, and I will update this post when the first closing clears.
