The demand behind them is measurable: Palm Beach County recorded 170 home sales of $10 million or more through August 2026, passing its full-year record of 169, according to MIAMI REALTORS.
Palm Beach County is no longer the quiet alternative to Miami. Twelve luxury condominium projects are approved, under construction or selling across West Palm Beach and Boca Raton, carrying 1,721 residences between them. Entry pricing runs from $1.7 million to $7.98 million depending on the address, and one building publishes tiers to $70 million. I keep this inventory because West Palm Beach sits outside my core Miami focus and my clients ask about it anyway, more every year. The twelve below each have a named developer and a public filing, approval, groundbreaking or sales launch. Renderings with no entitlement behind them are not on this list.
Palm Beach County Broke Its $10 Million Record in Eight Months
Palm Beach County recorded 170 home sales of $10 million or more between January and August 2026, one more than its entire 2025 total of 169, according to MIAMI REALTORS. The association projects 255 by year end, which would finish 50.9 percent above the old record. The county did not wait for December to break it.
That matters for condominium buyers for an indirect reason. Most of those $10 million sales are single-family trophy estates on Palm Beach island, not condos, and MIAMI REALTORS notes its totals exclude most new construction and pre-construction contracts because they are largely not reported in the MLS. What the record tells you is that capital at the top of this county is deep and still arriving, which is the condition developers underwrite against. The Terra and BH Group towers are included because the land purchase and tower count are reported, but they carry no approval or pricing yet and should not be counted as committed inventory.

Two caveats matter when you read that table. The 281 homes in the Terra and BH Group plan are a reported site purchase of roughly $100 million for two 31-story towers per The Real Deal, not an approved project, so the committed count is closer to 1,440. And Edgeworth's residence count has been reported at 164 and 168 in earlier coverage; the figure above is the 184 published on the official Edgeworth developer site, which I checked again on October 2, 2026.
Three Developers Control Almost Half the Pipeline
The concentration is the part buyers underestimate. Related Ross holds three of the twelve projects, South Flagler House, Edgeworth and Shorecrest, and two of them sit within a block of each other on South Flagler Drive. BH Group appears in two more, Rosewood Residences with Related Group and the Terra joint venture. The Cipriani family's Mr. C brand accounts for two, one in West Palm Beach and one in Boca Raton. Five names account for seven of the twelve buildings.
Concentration cuts both ways. It means a proven operator is building most of the county's new luxury supply, which is why I weight Related Ross projects differently from a first-time developer's filing. It also means a single balance sheet carries unusual weight here, and buyers in all three Related Ross buildings are exposed to the same sponsor. If you are weighing the two counties, the same inventory view for Broward's pipeline is worth reading beside this one.
Geography is just as concentrated. Eleven of twelve sit in West Palm Beach, and most of those line Flagler Drive on the Intracoastal. Boca Raton carries exactly one, Mr. C Residences, and at $1.7 million it is also the cheapest entry in the county. What I Tell Buyers Looking at Palm Beach County Right Now
My advice on Palm Beach County pre-construction starts with the delivery calendar, not the price sheet. Olara is the only building in this list targeting a 2026 delivery. After that you wait until 2027 for South Flagler House and Mr. C, then 2029 for The Berkeley and 2031 for Mandarin Oriental Residences. When a client tells me they want to be in a new West Palm Beach building inside two years, the honest answer is that three addresses qualify, not twelve, and that constraint usually decides the deal before budget does.
The second thing I walk buyers through here is the floor and the line, which matters more in this county than in Miami because the buildings are smaller. Maison d'Or puts 39 homes in 19 floors, roughly two per floor. South Flagler House publishes four price tiers across the same address, so the same building buys four genuinely different investments. In a 275-unit tower like Olara you are buying the building; in a 39-unit tower you are buying your specific line, and the resale pool for that line is tiny.
Third, read the developer concentration as a feature and a risk at once. I weight a Related Ross filing more heavily than a newcomer's because the firm has already delivered on this waterfront, but I also tell clients holding contracts in two Related Ross buildings that they have doubled their sponsor exposure, not diversified it. Finally, do not read Palm Beach County as a discount on Miami. At the entry level it is priced like Miami now. What it actually offers is scarcity: a county that delivers roughly 1,700 new luxury homes across a decade, against a Miami-Dade pipeline that ships that many in a year.
