Anantara Residences Miami: The First US Anantara, in Edgewater
Anantara Miami Resort & Residences is a planned 50-story, 650-foot tower at 3601 Biscayne Boulevard in Edgewater, the first Anantara-branded property in the United States. One Thousand Group, the developer behind One Thousand Museum, is building it with Minor Hotels of Bangkok: 100 private branded condos, 120 resort residences owners can place in the hotel rental pool, and 50 boutique hotel suites, according to The Real Deal and PROFILEmiami. Kohn Pedersen Fox is the design architect and Patricia Urquiola is doing her first US residential interiors. Completion is expected in 2030, with the public sales launch expected later in 2026. Pricing has not been published yet. I am the buyer-side contact for pricing, floor plans, and reservations as they release.
Why Anantara Residences Miami Stands Out
- The first of its kind: the first Anantara-branded property in the United States, the Thai brand featured in season 3 of HBO's The White Lotus
- Developer: One Thousand Group (One Thousand Museum, Villa Miami) with Minor Hotels of Bangkok
- The building: 50 stories and 650 feet at 3601 Biscayne Boulevard, the Edgewater gateway site bought for $53 million in late 2024
- Homes: 100 private branded condos plus 120 resort residences owners can place in the hotel rental pool, above 50 boutique hotel suites
- Design: Kohn Pedersen Fox architecture, ODP architect of record, Patricia Urquiola's first US residential interiors, rooftop helipad
- Completion: expected 2030 (The Real Deal)
100 branded condos, 120 resort residences and 50 hotel suites in a 50-story, 650-foot KPF tower at 3601 Biscayne Boulevard, Edgewater. One Thousand Group with Minor Hotels. Patricia Urquiola interiors. Expected 2030.
Anantara Miami: The White Lotus Brand Lands on Biscayne Bay
"My read on this tower is that the team matters more than the brand. One Thousand Group delivered One Thousand Museum, the hardest kind of building to execute, and they have Villa Miami going vertical right now, so I treat their delivery risk as low for this tier. The thing I tell buyers weighing the resort residences is to underwrite them as a hotel business first and a condo second: the rental-pool math, the management fees, and the calendar rules will decide the return, not the brochure. Ask me for those documents before you reserve, that is the part of this deal where I earn my keep."Gerardo Gonzalez, Licensed Real Estate Agent at Compass
Edgewater has become the proving ground for Miami's next generation of branded towers, and Anantara Miami Resort & Residences is the most internationally watched entry yet. Announced in April 2026, it brings the Anantara brand, the Thai luxury resort operator whose Koh Samui properties served as the setting for season 3 of HBO's The White Lotus, to the United States for the first time. According to The Real Deal, One Thousand Group secured the branding deal with Anantara's parent, Bangkok-based Minor Hotels, for the 50-story building at 3601 Biscayne Boulevard.
The program is a three-layer condo-hotel. The first three tower floors hold a 50-suite boutique hotel. Above it sit 100 resort residences, units whose owners can make them available to hotel guests through the rental pool, and 100 private branded condominium residences at the top of the stack, per PROFILEmiami and The Real Deal. The building rises 650 feet over Biscayne Bay at the convergence of Edgewater, the Design District and Wynwood, and the developer positions it as the first tower in the area with unobstructed northern views over the bay.
The design credentials run deep. Kohn Pedersen Fox, the New York firm behind One Vanderbilt and Seoul's Lotte World Tower, is the design architect, with ODP Architecture & Design, the firm that worked on One Thousand Museum and Villa Miami, as architect of record. The interiors are by Milan-based Patricia Urquiola in her first US residential project. One Thousand Group is keeping its signature: a private rooftop helipad, the same feature that distinguished One Thousand Museum. Wellness anchors the podium levels, with a dedicated vitality center focused on movement, nutrition and recovery, built around Anantara's longevity programming, per PROFILEmiami's April announcement coverage.
The land story tells you how long this has been in motion. One Thousand Group paid $53 million for the 1.6-acre site, which includes a former gas station, in December 2024, according to The Real Deal. The site was originally known as Tower 36 before the Anantara branding was announced. Florida YIMBY covered the announcement with the full 50-story, 650-foot massing. An exclusive sales team was appointed in June 2026 and the public sales launch is expected later in 2026. The developer has not published a price sheet; when I see verified pricing, this page gets updated the same day.
Anantara joins a branded-residence market in Miami that already includes Four Seasons, Ritz-Carlton, St. Regis, Cipriani and Baccarat, but the condo-hotel structure with a rental pool makes it closer in spirit to a resort investment than a conventional condo. That structure has real tradeoffs: income potential when you are away, but also management agreements and usage rules you need to read carefully. If you want the reservation documents reviewed, the rental-pool economics modeled, or a comparison against the other Edgewater towers, call me at 305-964-8614 or use the contact page. I represent your interest as the buyer.
