Edgewater has become the proving ground for Miami's next generation of branded towers, and Anantara Miami Resort & Residences is the most internationally watched entry yet. Announced in April 2026, it brings the Anantara brand, the Thai luxury resort operator whose Koh Samui properties served as the setting for season 3 of HBO's The White Lotus, to the United States for the first time. According to The Real Deal, One Thousand Group secured the branding deal with Anantara's parent, Bangkok-based Minor Hotels, for the 50-story building at 3601 Biscayne Boulevard.

The program is a three-layer condo-hotel. The first three tower floors hold a 50-suite boutique hotel. Above it sit 100 resort residences, units whose owners can make them available to hotel guests through the rental pool, and 100 private branded condominium residences at the top of the stack, per PROFILEmiami and The Real Deal. The building rises 650 feet over Biscayne Bay at the convergence of Edgewater, the Design District and Wynwood, and the developer positions it as the first tower in the area with unobstructed northern views over the bay.

The design credentials run deep. Kohn Pedersen Fox, the New York firm behind One Vanderbilt and Seoul's Lotte World Tower, is the design architect, with ODP Architecture & Design, the firm that worked on One Thousand Museum and Villa Miami, as architect of record. The interiors are by Milan-based Patricia Urquiola in her first US residential project. One Thousand Group is keeping its signature: a private rooftop helipad, the same feature that distinguished One Thousand Museum. Wellness anchors the podium levels, with a dedicated vitality center focused on movement, nutrition and recovery, built around Anantara's longevity programming, per PROFILEmiami's April announcement coverage.

The land story tells you how long this has been in motion. One Thousand Group paid $53 million for the 1.6-acre site, which includes a former gas station, in December 2024, according to The Real Deal. The site was originally known as Tower 36 before the Anantara branding was announced. Florida YIMBY covered the announcement with the full 50-story, 650-foot massing. An exclusive sales team was appointed in June 2026 and the public sales launch is expected later in 2026. Anantara joins a branded-residence market in Miami that already includes Four Seasons, Ritz-Carlton, St. Regis, Cipriani and Baccarat, but the condo-hotel structure with a rental pool makes it closer in spirit to a resort investment than a conventional condo.
