Andare Residences by Pininfarina: Prices, Floor Plans & Units

Broward County has spent most of the past two decades watching new luxury condominium supply land in Miami-Dade instead. Fort Lauderdale added rental towers, hotels, and a handful of waterfront boutique buildings, but Las Olas Boulevard itself, the address that carries the city's name recognition, did not break ground on a new high-rise condominium for close to twenty years. That is the context Andare Residences by Pininfarina is landing into, and it is the single most important fact on this page.

According to Florida YIMBY, Related Group broke ground on the 46-story tower in May 2025 at 521 East Las Olas Boulevard, on a 0.65-acre site the developer acquired in 2020 for $11.25 million. The building will rise over 540 feet and hold 163 residences. The Real Deal reported that Related secured a $230.8 million construction loan for the project the same month construction started. For a pre-construction buyer that sequence matters more than any rendering: a funded project that is physically moving carries a different risk profile than one still assembling capital, and in this cycle several South Florida towers have stalled between announcement and shovel.

The design is led by Pininfarina, the Italian firm best known outside real estate for nine decades of industrial design including the original Ferrari. PROFILEmiami reported the project when Related unveiled it in October 2023 as the first luxury condominium set to rise above Las Olas. CFE Architects is the architect of record, Architectural Alliance Landscaping handles the landscape, and Beauchamp Construction Co. is the general contractor. The facade is drawn as an undulating form meant to read as ocean movement, and a 36-foot arched entry connects the ground floor directly to the adjacent Tunnel Top Park.

The residence collection published on the official Andare Residences site runs 163 homes from two to four bedrooms, approximately 1,812 to over 4,320 square feet. Every residence has private elevator access and an entry foyer, 10-foot ceilings in the living areas, floor-to-ceiling windows, and a private terrace, with wraparound balconies on the corner homes carrying views of the New River and the Atlantic. Interiors specify Italian cabinetry and countertops designed by Pininfarina, Sub-Zero and Wolf kitchen appliances, and Hansgrohe fixtures in the primary baths. Florida YIMBY reports most units priced between $2 million and $5 million, with a 6,000-square-foot penthouse listed at $16 million, and more than half of the building under contract at the time of groundbreaking.

The amenity program spans over 35,000 square feet across three levels. The 10th floor holds the wellness package: a fitness center, a pickleball court, and a spa with salt room, steam, sauna, massage rooms, and hot and cold plunge pools. The 11th floor holds the social package: private dining with a catering kitchen, a sports lounge, executive business suites with conference rooms, and a club lounge with a full-service bar and ocean views. The roof carries two pools, private cabanas, a hot tub, an expansive sun deck, and food and beverage service. About 6,000 square feet of ground-floor commercial space is planned for a restaurant.
