LILLI Edgewater Miami: Prices, Floor Plans & Available Units

Edgewater sits on Biscayne Bay between Downtown Miami and the Miami Design District, and over the past decade it has gone from overlooked to one of the most active luxury corridors in the city. LILLI is a 53-story, 117-unit tower rising 636 feet on a 0.63-acre waterfront site, with about 360,679 square feet of space. The architect is Adrian Smith + Gordon Gill Architecture, the firm behind Una Residences in Brickell, and whose principal, Adrian Smith, designed the Burj Khalifa. The building's name is drawn from the lily, and its form follows that idea: a fluid, curvilinear shape with softly rounded corners and articulated balconies that move light and shadow across the facade.

The residence collection runs from one to four bedrooms, plus penthouses, with prices starting at $1.65 million. Every residence is oriented to capture views of the bay, the city, and the ocean, with floor-to-ceiling glass designed to pull in light and water. The boutique scale matters for a buyer: 117 units on a direct-bay site is a fixed, limited supply, and bay-facing inventory at this quality does not come back to the market often. For an end user it is a primary or second home with real water frontage. For an investor it is a fixed-supply asset from a developer with a track record of holding value.

LILLI's amenity program spans about 22,000 square feet and is organized around four wellness pillars the developer calls Movement, Recovery, Nourishment, and Connection. In practice that means a circuit-based fitness studio with programs tailored to individual goals, a spa with treatments calibrated to daily wellbeing, an infrared sauna, a body composition analyzer, and recovery tools meant to compound over time. Culinary offerings are served in a Waterfront Garden, and the rooftop is built for programming across the seasons, from sunrise rituals to open-air workshops and dining. Living greenery is selected to support air quality, backed by a high-efficiency air filtration system integrated throughout the building. For a building of this scale, that depth of wellness programming is part of what justifies the price per foot.
