Florida YIMBY reports the project is set for a Q4 2028 completion, the same target as Finvarb's other South Florida project in the pipeline, the Hyatt Centric Wynwood hotel.

The unit mix runs across studios, junior one-bedrooms, one-bedrooms, two-bedrooms, and three-bedrooms, measuring approximately 375 to 849 square feet, according to Florida YIMBY. Prices range from $570,000 to $2 million. Every unit includes a private terrace. For an investor, the math is straightforward: a furnished, rental-ready beach condo for under $600,000 at the entry point gives you a basis well below oceanfront Miami Beach new construction, with the legal right to rent it short term in a tourist market that runs year-round. For an end user, it is a furnished beach base you can offset with rental income when you are not using it.

The amenity program runs across three levels, per the official developer site. The Level 5 amenity deck holds a resort-style pool with sun shelves and an integrated spa, a treatment room, sauna, steam room, and outdoor cold plunge, a club room, a co-working center, two summer kitchens, a children's playroom, and The Social Lawn for outdoor seating and gaming. The Level 15 rooftop adds a sunrise yoga deck, private integrated cabanas, a sunset deck, and a zen relaxation area. At ground level there is a 24-hour attended lobby, valet parking with a residential app, a fitness center, and a Beach Club with dedicated beach service. For a building positioned around flexible rental ownership, that amenity depth matters: it is what lets an owner command a nightly rate and what keeps the building competitive against hotels in the same market.
