7200 Collins Miami Beach: Prices, Floor Plans & Availability
7200 Collins is a 12-story, 222-residence condominium under construction at Collins Avenue and 72nd Street in North Beach, Miami Beach, developed by Northlink Capital. Revuelta Architecture International designed the 274,150-square-foot building and Adriana Hoyos Design Studio designed the fully furnished interiors, according to the official Northlink Capital project page. Sales launched in April 2025 and hit 96 percent under contract, 213 of 222 homes, by July 2026, per Florida YIMBY. Delivery is scheduled for late 2027. My read on this one is that the number that matters is not the price, it is the 96 percent: when 213 of 222 homes are spoken for a year before delivery, the buyer question stops being whether to buy here and becomes whether anything is left in the line you actually want. I am the contact for what is still open.
Why 7200 Collins Stands Out
- The rare part: a fully furnished, short-term-rental-flexible condominium one block from the Atlantic in the North Beach Town Center
- Developer and launch: Northlink Capital, sales opened April 2025 (Northlink Capital)
- The building: 12 stories, 222 residences, 274,150 square feet on a 0.57-acre site
- Design: architecture by Revuelta Architecture International, furnished interiors by Adriana Hoyos Design Studio
- Sales pace: 93 percent under contract at the March 2026 groundbreaking, 96 percent (213 units) by July 2026 (Florida YIMBY)
- Financing: $85 million construction loan from Deutsche Bank, July 2026
- Completion: scheduled for late 2027
222 fully furnished residences across 12 stories at Collins Avenue and 72nd Street, North Beach, developed by Northlink Capital. Revuelta architecture, interiors by Adriana Hoyos Design Studio, three amenity levels, short-term rental flexibility. 96 percent sold, late 2027 delivery.
7200 Collins: 222 Furnished Homes One Block From the Sand
"My honest read on 7200 Collins is that it is an income product wearing a residential jacket, and buyers should price it that way. Short-term rental flexibility plus a fully furnished delivery plus a 400-square-foot entry size is not a description of a home, it is a description of a yield. That is not a criticism, it is the whole reason 213 of 222 units went under contract before the foundation was poured. What I tell buyers is to run the numbers as an operator: occupancy, nightly rate, the association budget, and the fact that when you sell, your buyer is another operator running the same spreadsheet, not someone falling for the view."Gerardo Gonzalez, Licensed Real Estate Agent at Compass
North Beach is the northern end of Miami Beach, above Mid-Beach, a low-rise grid that spent decades as the quiet half of the island. Voters opened it to more density and developers have been buying ever since. 7200 Collins sits in the North Beach Town Center at Collins Avenue and 72nd Street, directly across from the North Beach Oceanfront Center and one block from the Atlantic.
According to Florida YIMBY, Northlink Capital acquired the 0.57-acre site for $17.33 million in 2021 after several low-rise commercial structures on it were demolished. The building is 274,150 square feet across 12 stories with 222 residences, designed by Revuelta Architecture International with rounded corners, continuous balcony lines and upper-level setbacks. Revuelta is the same firm handling the exteriors at Ocean Terrace Residences a few blocks north, which gives buyers a second built reference for the architect in the same neighborhood.
The residence collection is the part buyers need to understand before anything else. Interiors by Adriana Hoyos Design Studio arrive fully furnished and run from 400-square-foot junior one-bedrooms up to layouts above 1,000 square feet, per Florida YIMBY. Finishes include nine-foot ceilings, Bosch appliances, custom Italkraft cabinetry and porcelain tile flooring. Every home carries short-term rental flexibility, and the official Northlink Capital project page describes flexible ownership that lets owners rent their homes without friction. That single policy is what sets the buyer profile here apart from a conventional Miami Beach condominium.
The sales record backs that up. Sales opened in April 2025. The project was 93 percent under contract by its groundbreaking in March 2026 and 96 percent, 213 of 222 residences, by July 2026, when Deutsche Bank provided an $85 million construction loan arranged by Arrow Real Estate Advisors to fund the build through completion. In September 2026, Ortega Construction Company mobilized production piles and wells and began foundation work. Delivery is scheduled for late 2027.
The amenity program runs over three main levels rather than one deck. The third-floor 7200 Club holds the primary pool deck, a fitness center, a yoga studio, coworking spaces, a library lounge, an owners' lounge and outdoor dining with barbecue areas. The eighth-floor Sunset Deck adds a second pool and sundeck. The rooftop Vista Terrace holds indoor and outdoor game lounges, a zen walkway, sundecks and an outdoor cinema. At grade there is a lobby, retail along Collins Avenue, valet parking, bicycle storage and access to the 7200 Collins Beach Club.
7200 Collins is a pre-construction sale, and with the building this far sold the practical question is inventory rather than price. The developer does not publish a live availability list, and the price sheet moves through the sales cycle. I am the buyer-side contact. If you want to know which homes and floors are genuinely still open, what the deposit schedule looks like from here to a late-2027 delivery, or how the rental program is actually structured in the condominium documents, call me at 305-964-8614 or use the contact page. I can also line it up against the other North Beach launches so you see the whole field before you reserve.
