ONE Park Tower by Turnberry: Prices, Floor Plans & Available Residences

SoLe Mia occupies 184 acres of North Miami between Biscayne Boulevard and Biscayne Bay, next to Oleta River State Park, on the site that spent years known as Biscayne Landing. Turnberry is the master developer, and ONE Park Tower is the first for-sale residential building to open inside it. That sequencing matters more than it sounds. In most Miami towers the amenity deck is the amenity. Here the building is the smaller half of the offer: the tower gives you the pool, the wellness center and the lobby, and the community around it gives you the lagoon beach, the trails, the school, the medical center, and the retail.

According to Florida YIMBY, Turnberry broke ground on the 33-story tower in January 2024 with a summer 2026 completion target, and more than half the units had sold in the first 18 months of sales. The developer's own building page now describes 292 one-, two-, and three-bedroom residences plus three floors of penthouses, designed by Arquitectonica with interiors by Meyer Davis Studio and gardens by DS Boca. As of July 2026 Turnberry markets the remaining residences as move-in ready, starting at $985,000, with The ONES penthouse collection from $3 million.

The centerpiece is Laguna SoLe, a seven-acre swimmable Crystal Lagoon that Florida YIMBY describes as roughly the size of 21 Olympic pools, with a lagoon-front beach reserved for ONE Park Tower residents, umbrellas, beach chairs, and a beach concierge who arranges stand-up paddle boards and kayaks. Around it sit 37 acres of active and passive green space with eight miles of biking and running trails, private pickleball courts, a Mater Academy charter school, a 363,000-square-foot UHealth medical center, the Reserve Padel Club, and neighborhood dining including Sesame Bakery & Cafe from the team behind Motek.

Inside the tower, residences face the Atlantic, the Miami skyline, Oleta River State Park, and the lagoon. Floor plans include dens, high ceilings, wrap-around terraces, and oversized primary bedrooms with walk-in closets. Building amenities run to a private swimming pool, a wellness center with fitness, spa and massage facilities, co-working space, a library, event rooms, a climate-controlled wine room, and a children's playroom, plus a private residential porte cochere and lobby, high-speed direct elevator access to corner residences, gated entry, 24-hour security, and secured garage parking with electric vehicle charging.

Here is where I would slow a buyer down. North Miami is not Sunny Isles or Bal Harbour, and this is not oceanfront. What you are buying instead is a finished, brand-new, architect-designed tower with a private lagoon beach at a basis roughly a third of new oceanfront construction a few miles north. That trade works well for some buyers and badly for others, and the deciding number is almost never the sticker price. Run the HOA, the insurance and the tax bill on the exact line you like, then set it next to a resale unit in Aventura at the same monthly carry, and the answer usually gets obvious fast.
