The William rises at 2040 NE 163rd Street in North Miami Beach, on a 1.1-acre site that an affiliate of Blue Road and Ilia Development Group acquired for $7.5 million in November 2022. According to The Real Deal, the project replaces a two-story office building completed in 1968, in an area of one-story strip malls, fast-food restaurants, and low-to-mid-rise apartments. The 163rd Street corridor was upzoned by North Miami Beach in the 2010s, which is why a tower of this height pencils here at all.
The plan is a 26-story building with 374 residences, designed by Coral Gables-based Behar Font and Partners with Uruguayan architect Carlos Ott as design consultant and Miami Beach designer Urban Robot leading interiors. Units run from studios to three bedrooms, roughly 590 to 1,721 square feet across a wide line mix. According to the project's published details, residences include imported porcelain flooring, floor-to-ceiling windows, glass balconies, Italkraft kitchens with Bosch appliances, and Hansgrohe bathroom fixtures.
