Citadel Global Headquarters: Brickell's $2.5 Billion Block
This is the single project I point Brickell buyers to when they ask what will actually hold values here. Ken Griffin's Citadel spent more than $770 million over four years to assemble an entire Brickell block at 1201 Brickell Bay Drive, and in July 2026 Miami commissioners cleared the last piece, according to Bisnow. The plan is a $2.5 billion development anchored by a 54-story, 1,032-foot Foster + Partners tower with about 1.7 million square feet of office space, plus a 300-unit apartment building and a garage with more than 1,400 spaces. It is not a for-sale condo, which is my core focus, but it is the biggest demand story in Brickell, and I track it so my buyers understand what is coming.

One Block, Four Years, $770 Million

Citadel Global Headquarters is a $2.5 billion mixed-use development planned for a full city block in Brickell, anchored at 1201 Brickell Bay Drive on the Miami waterfront. According to Bisnow, Ken Griffin spent more than $770 million over four years to assemble it: $360 million in 2022 for the four-acre vacant waterfront lot at 1201 Brickell Bay Drive, $286.5 million for the office building across the street at 1221 Brickell Avenue, and roughly $125 million buying every condo, one at a time, in the 22-story Solaris building at 1155 Brickell Bay Drive.
The last piece fell into place in July 2026, when Miami commissioners approved a $3 million no-bid sale of Jackson Cottage, the city's first doctor's office and a 121-year-old protected structure on the waterfront site. Griffin agreed to fund the landmark's relocation to Coconut Grove, and the preservation group that has leased it from the city since the late 1970s will end up owning both the cottage and the land under it. Demolition of the Solaris building is expected to begin soon.
The tower itself is designed by Foster + Partners at 54 stories and 1,032 feet, with AAI Architects, P.C. as architect of record and Thornton Tomasetti providing structural, protective design, and resilience engineering on a roughly 1.75 million square foot building. Florida YIMBY reported that revised plans filed in 2025 enlarged and reshaped the crown, and that the design holds a glass-to-opacity ratio of 63 percent on all four elevations.
The program has moved since the first reveal. The original plan included a 212-key hotel inside the tower and 1.3 million square feet of office. Bisnow reported that the hotel was cut from the building, with Citadel still weighing one across the street, and that the office component grew to about 1.7 million square feet, of which Citadel plans to occupy roughly 560,000 square feet itself. On the rest of the block, Griffin plans a 300-unit apartment building and a parking garage with more than 1,400 spaces.
Timing matters here. Citadel has begun soil-mixing on the site to prepare for vertical construction by the end of 2026, according to Bisnow. That puts the largest office development in the city's history under construction at the same moment Brickell is absorbing a heavy condo delivery schedule, which is the part I actually care about for clients. New office space at this scale brings employers, and employers bring the household income that supports rents and resale in the towers around it.

Citadel, Foster + Partners & Thornton Tomasetti
Citadel, founded by Ken Griffin, is developing the block through entities including 1201 Brickell Bay LLC, 1250 BB Asset Co LLC, and 1221 Brickell LLC, according to Florida YIMBY. The firm moved its headquarters to Miami from Chicago and now occupies 830 Brickell with roughly 500 employees, per Bisnow.
Foster + Partners designed the symmetrical, tapered 54-story tower at 1,032 feet, with AAI Architects, P.C. serving as architect of record. Dezeen published the first renderings of the design in August 2024.
