This sits outside my core focus of luxury Miami new construction, but my advice to anyone watching North Miami is to track the rental supply first, because that is what sets the floor under condo pricing a few blocks away.

342 Homes on a Site That Sat Empty for Years

North Miami has spent years with an inventory problem that shows up as a parking lot: sites zoned for housing that nothing gets built on. The 7.6 acres at 13855 NW 17th Avenue was one of them, sitting unused after Integra Investments assembled it, according to reporting on the pre-leasing launch. Lakeview at NoMi is what it became, and at 342 units it is one of the larger single-site residential deliveries the city has seen.
According to Florida YIMBY, pre-leasing launched on August 21, 2026 for the seven-story mixed-income community, developed by Integra Investments in partnership with the City of North Miami Community Redevelopment Agency. The project is designed by Anillo Toledo Lopez Architecture and sits on a site with views toward two neighboring lakes. First move-ins are expected in November 2026.
The unit mix runs one, two and three bedrooms from roughly 605 to 1,245 square feet, including select layouts with dens, plus four live-work residences of about 1,280 to 1,915 square feet. Interiors get open layouts, wood-style flooring, stainless-steel appliances and in-unit washers and dryers. Of the 342 residences, 34 are offered at rents aligned with households earning 60, 70 and 80 percent of Area Median Income, and the remainder at rents aligned with households earning up to 120 percent. That mix is what makes this a workforce-housing project rather than a market-rate lease-up, and it is the reason the CRA is a partner.
The amenity package is built around a central landscaped courtyard: a swimming pool and pool deck with a summer kitchen, a fitness center, coworking space, a clubhouse with a lounge and coffee bar, a playground and an enclosed dog park. A 528-foot public linear park is planned along the NW 17th Avenue frontage, with landscape architecture by EGS2, which turns what would have been a blank street edge into public green space. Integra Build, the developer in-house construction arm, is the general contractor, ID & Design International leads the interiors, and Valentina Interior Design oversees the art program. The development is planned to meet National Green Building Standard Silver.
The site itself is well placed for a rental product. Integra describes the property as roughly three minutes from I-95 just off Opa-locka Boulevard, near Claude Pepper Park, in what it calls a high barrier to entry market, and it secured a $65 million construction loan for the project, according to the South Florida Business Journal. Rental communities are not my sales vertical, but I track them because supply is the single most reliable early signal for where a submarket price is going. Principal Nelson Stabile has said the intent at Lakeview at NoMi was to respond to North Miami growth with quality housing, thoughtful design and new public green space.
