In June 2026 the City of West Palm Beach approved Related Group and BH Group's plan for a 27-story tower at 2001 North Flagler Drive: 90 condos averaging about 3,400 square feet plus 8 lower-level townhouses, with more than 13,000 square feet of indoor amenities, a fifth-floor pool, and 185 parking spaces, designed by Arquitectonica, according to The Real Deal and Florida YIMBY. A New Tower on North Flagler

In June 2026, the City of West Palm Beach approved Rosewood Residences, a planned luxury condo tower at 2001 North Flagler Drive from Related Group and BH Group. According to The Real Deal, which confirmed the approval with a BH spokesperson, the project is a 27-story high-rise. Florida YIMBY, reporting on the earlier filing, detailed just over 480,000 square feet of new construction with 90 condos averaging about 3,382 square feet plus 8 lower-level townhouses, more than 13,000 square feet of indoor amenities, a fifth-floor swimming pool, and 185 parking spaces. Miami-based Arquitectonica, led by Bernardo Fort-Brescia, is the architect.
My read on Rosewood West Palm Beach is that the floorplate is the story. At about 3,400 square feet on average, these are full-time-residence units, not pieds-a-terre, and that is the kind of stock I tell Palm Beach County buyers to weigh against the smaller-unit towers going up around it.
The site is a 0.78-acre parcel that Related and BH purchased for about $34 million to $35 million in 2024. The project will replace the Waterside Building, a roughly 9,900-square-foot medical office completed in 2001, which the developers plan to demolish. The location places it along the North Flagler waterfront, the stretch where West Palm Beach's newest residential towers have concentrated, with views toward the Intracoastal Waterway and the island of Palm Beach beyond it.
Rosewood Residences is one piece of a larger build-out by the same players on North Flagler. Related and BH are also partnering on the Ritz-Carlton Residences at 1717 North Flagler Drive, a 27-story, 138-unit tower that secured a $200 million construction loan in March 2026. Next door to the Rosewood site, BH and Terra agreed to buy a parcel from billionaire Jeff Greene for about $100 million, with plans for a pair of 31-story condo towers. West Palm Beach's overall condo pipeline now exceeds 2,000 units, with Related Ross, Fort Partners, Terra, and Related Group among the active developers.
The Rosewood name carries weight in the luxury branded-residence world, and Related has used it before in South Florida. The firm is working with Dezer Development on a Rosewood-branded project in Hillsboro Beach, and a separate Rosewood-branded condo and hotel is planned at the Raleigh site in Miami Beach by a different developer. A branded residence ties the building to a hotel operator's service standard, which is part of what these projects sell on. Rosewood Residences West Palm Beach received city approval in June 2026 and is in the pre-construction stage, so pricing and a public sales launch had not been announced.
