Upland Park is a 47-acre, roughly $1 billion master-planned transit-oriented development by Terra at the Dolphin Park-and-Ride Transit Terminal in West Miami-Dade, built through a public-private partnership with Miami-Dade County. According to Terra, the 47-acre site is planned as a roughly $1 billion mixed-use district anchored to one of the county's busiest transit hubs, and it has been described as the largest transit-oriented development in Miami-Dade County. The master plan is by Arquitectonica with urban planning by Plusurbia Design and civil engineering by BCC Engineering.

Phase one is finished. Florida YIMBY reported on July 23, 2026 that the first residential component delivered 578 multifamily apartments, with leasing underway and residents moving in over the summer. That phase was designed by PPK Architects and holds a mix of studio, one-, two- and three-bedroom apartments plus select den layouts, ranging from roughly 700 to 1,528 square feet. Monthly rents begin in the $2,000s. Units are finished with Italian cabinetry, quartz countertops, stainless steel appliances, luxury vinyl tile flooring, in-unit washers and dryers, roller shades, and walk-in closets in the primary bedrooms.

"The completion of Upland Park's first phase represents much more than the delivery of new homes, it is the realization of a long-term vision for how thoughtful public-private partnerships can reshape our communities," said David Martin, CEO of Terra, in the announcement carried by Florida YIMBY. Amenities in the delivered phase include a resort-style lap pool and a separate children's pool, a clubhouse, pickleball courts, outdoor grilling and gathering areas, a playground, a dog park, landscaped green space overlooking the community lake, bicycle storage, and electric vehicle charging stations.

The full build-out is considerably larger than what has opened. Terra's project page puts the completed district at more than 1,700 mid-rise and garden-style residences, 140,000 square feet of retail, 427,000 square feet of commercial space, a 126-room hotel, and 800-plus parking spaces serving residents, retail customers and transit riders, alongside an office building, a school and a life sciences center. Terra estimates the economic impact from rental revenue and real estate taxes at more than $4.1 billion over the life of the 97-year lease of county land. Construction of phase two, which adds 484 apartments, is expected to begin later this year, with additional residential, retail and commercial phases to follow.

What makes the location work is the transit exchange next door. Upland Park is positioned to be the future anchor of the East-West Corridor under Miami-Dade County's Strategic Miami Area Rapid Transit (SMART) Program, and the site connects directly to Florida's Turnpike, State Road 836, Miami International Airport, Florida International University and Downtown Doral. This is a rental community rather than for-sale condominiums, so it is not something you buy into the way you would a pre-construction tower.
