My take after reviewing this listing: Grapeland is one of those close-in Miami pockets near Coral Gables and the airport corridor where a 1924 single-family home carries real land value, and the T3-O zoning giving you the choice to finish as a single-family or revert to a duplex is genuinely useful flexibility here. On asking price per foot, a mid-renovation house prices differently from a finished one on the same street, so I read the number against what turnkey homes in this stretch usually trade at rather than against a completed comp. From the photos I can see a permitted pool already in and materials staged on-site, but the set is thin at five images and some are virtually renovated, so what is real versus rendered matters. Before I advised a buyer here I would ask for the full permit and approved-plan package, the current inspection status, and a clear line on how much of the work is truly done, because taking over an open renovation is where the timeline and budget really live.
