Overview

Raffles Residences Coconut Grove: 35 Homes on South Bayshore Drive in 2026

"What I tell buyers about Raffles Residences Coconut Grove is that the scarcity is real and the timeline is not yet. Coconut Grove almost never releases a site on South Bayshore Drive, and 35 residences is a genuinely small number for a brand making its first standalone residential building. But sales opened in October 2026 and construction is not expected until 2027, so nothing here is priced off a finished product. My advice is to read the deposit schedule and the construction start before you read the finishes, because on a building this small one delay moves every closing at the same time."Gerardo Gonzalez, Licensed Real Estate Agent at Compass

Coconut Grove is one of the hardest places in Miami to build a new condominium. The bayfront stretch of South Bayshore Drive is already built out, so a new tower usually means buying an older building and terminating its condominium, which takes years and the agreement of every owner. That is exactly what happened here. Mast Capital and BH Group paid $28 million to buy out the 39 owners of Bayshore Park, a 1960s building at 2545 South Bayshore Drive, and completed that buyout earlier in 2026, according to The Real Deal. Raffles Residences Coconut Grove is what replaces it.

The building is planned at 35 residences, in two to four-and-a-half-bedroom layouts plus four penthouses, with prices starting at $4.5 million. Brandon Haw Architecture is the designer. Mast Capital is led by Camilo Miguel Jr. and is itself based in Coconut Grove; BH Group was founded by Isaac and Liat Toledano and is based in Aventura. The project carries the Raffles name under a branding agreement with Accor, and it is the first standalone Raffles residential building anywhere, per The Real Deal. Raffles began with its Singapore flagship in 1887 and runs 25 hotels today.

One detail separates this from most branded residences in Miami: there is no hotel and no overnight guests, according to Fortune. The service comes from the brand, not from a hotel operation sharing the address. The published program is a restaurant, a spa, a fitness center and a rooftop with a pool deck and bar, with private pools in the penthouses. Camilo Miguel Jr. has also described plans for speakeasy bars, per The Real Deal.

Demand showed up before the price list did. Fortune reported on October 29, 2026 that roughly 40 people had expressed interest in the roughly 35 residences. That is the shape of the Coconut Grove market right now: Ken Griffin paid $106.9 million for a Coconut Grove estate in 2022, and Larry Page spent about $173.4 million on two Coconut Grove estates between late December 2025 and early January 2026, both per Fortune. Buyers at that level are competing for a neighborhood with almost no new supply.

What is not published yet matters too. There is no announced completion date, no released square footages, and no public deposit schedule, and construction is only expected to start sometime in 2027. I am the contact for all of it as it is released. If you want the price list, the floor plan package or the deposit terms, call me at 305-964-8614 or use the contact page. I can also set it next to the other Coconut Grove launches, including the Four Seasons Private Residences at 2699 South Bayshore Drive and Vita at Grove Isle, so you can see the full picture before you reserve.

Development Team

Mast Capital, BH Group & Brandon Haw Architecture in 2026

Co-Developer
Mast Capital

A Coconut Grove based development firm led by founder and chief executive Camilo Miguel Jr., per The Real Deal. Mast is developing this project in the neighborhood where it is headquartered, which is a detail I weigh: a developer building on its own street has more to lose locally than one flying in.

Co-Developer
BH Group

An Aventura based firm founded by Isaac and Liat Toledano. BH Group partnered with Mast Capital on the $28 million buyout of the 39 Bayshore Park owners and on the Raffles branding agreement, per The Real Deal. Isaac Toledano has pointed to the very limited supply of luxury condominiums in Coconut Grove as the basis for the project.

Design Architect
Brandon Haw Architecture

Brandon Haw Architecture is designing the building planned for 2545 South Bayshore Drive, per The Real Deal. Elevations, floor counts and massing have not been published as of October 2026.

Brand
Raffles Hotels & Resorts

Raffles began with its Singapore flagship in 1887 and operates 25 hotels today. The brand is owned by Accor and is led by chief executive Omer Acar. This is the first standalone Raffles residential project, and it is the brand's entry into Miami, per The Real Deal.

Construction Progress

Project Status: October 2026

Mast Capital and BH Group revealed Raffles Residences Coconut Grove on October 29, 2026, according to The Real Deal, with sales opening the same week and prices from $4.5 million. Fortune reported the same day that construction is expected to start sometime in 2027 and that roughly 40 people had expressed interest in the roughly 35 residences. No completion date has been announced. Nothing has been built yet, so there is no construction progress to show, and I would rather say that plainly than fill the space.

What the Site Cost, and Why It Matters

The address did not come empty. 2545 South Bayshore Drive held Bayshore Park, a 1960s condominium, and Mast Capital and BH Group paid $28 million to buy out its 39 owners, completing the termination earlier in 2026, per The Real Deal. A condominium termination is slow and needs owner agreement, which is a large part of why new bayfront buildings in Coconut Grove are rare.

My read on the number: $28 million for the land across 35 future residences is a land basis of roughly $800,000 per residence before a single foot is built, so the $4.5 million entry price is not a marketing figure, it is arithmetic. That is the honest case for the price. The open question is the one no source can answer yet, which is what the deposit schedule asks of a buyer between a 2027 construction start and a completion date nobody has published. That is the first document I ask a developer for, and it is the first one I read with a client.

FAQ

Raffles Residences Coconut Grove: 2026 Questions Answered

What does a residence at Raffles Residences Coconut Grove cost in 2026?
Prices start at $4.5 million, according to The Real Deal on October 29, 2026. The collection is 35 residences in two to four-and-a-half-bedroom layouts, plus four penthouses. Per-plan pricing, square footages and the deposit schedule are released by the developer and are subject to change. Contact Gerardo Gonzalez at Compass for the current price list.
How do I buy at Raffles Residences Coconut Grove?
Sales were revealed on October 29, 2026, so this is a pre-construction reservation, not a resale purchase. You sign a reservation or purchase agreement with the developer, Mast Capital and BH Group, and fund the deposit schedule in stages through construction. I work on the buyer side and can request the price list, the floor plan package and the deposit schedule for you at no cost.
Who is developing Raffles Residences Coconut Grove and who designed it?
Mast Capital, the Coconut Grove firm led by Camilo Miguel Jr., and BH Group, founded by Isaac and Liat Toledano, are developing it. Brandon Haw Architecture is the designer. The Raffles brand is owned by Accor and began with the Raffles hotel in Singapore in 1887. Raffles now operates 25 hotels worldwide, and this is its first standalone residential project, per The Real Deal.
When will Raffles Residences Coconut Grove be built?
Construction is expected to start sometime in 2027, according to Fortune on October 29, 2026. No completion date has been announced. The site at 2545 South Bayshore Drive held Bayshore Park, a 1960s condominium whose 39 owners were bought out for $28 million in a deal the developers completed earlier in 2026, per The Real Deal. Dates on a pre-construction project are estimates that move.
How does Raffles compare with the other Coconut Grove luxury condos?
At 35 residences it is one of the smallest new buildings in the neighborhood. Four Seasons Private Residences Coconut Grove at 2699 South Bayshore Drive carries 70 residences, Vita at Grove Isle 65, and THE WELL Coconut Grove 194. Raffles is the only one of the four making a hospitality brand's residential debut, which is the variable with no local track record to check.
What should I look at before reserving at Raffles Residences Coconut Grove?
My advice is to read the deposit schedule and the construction start date before the finishes. Sales opened in October 2026 and construction is not expected until 2027, so you are buying a drawing, not a building. On a 35-residence project a single delay moves every closing at the same time, so the schedule matters more here than it does in a 300-unit tower.
