The building is set back from the edge of the lot, which leaves a landscaped public space at street level. Broad staircases climb through the gaps between the stacked blocks to a raised plaza at the center of the building. MVRDV describes that plaza as the cultural heart of the project, a flexible space for fashion shows, exhibitions and fundraisers, with four atelier homes fronting it. Those four are designed as live-work spaces with double-height front windows, so a resident can show work to the public from inside their own home. The Real Deal reported that one of them is a 700-square-foot duplex atelier.

On pricing, The Real Deal reported that homes start at $380,000 and reach $1.2 million, with most units priced up to that ceiling. The smallest are micro-units capped at 320 square feet, and the mix runs up through three-bedroom layouts. The official WOMA site publishes floor plans across six levels and describes every residence as delivered move-in ready with full kitchens, baths and appliances. That last point matters more than it sounds at this price band, because a delivered-finished unit removes a real cash line from your first-year budget.

One rule here is worth reading twice. Schwarzkopf told The Real Deal that short-term rentals will not be allowed at WOMA. Several other Wynwood condominium projects are built specifically around short-term rental use, so this is a deliberate split from what the neighborhood has been selling. If nightly rental income is the reason you are looking at Wynwood, this building does not do that, and no amount of pre-construction optimism changes a recorded restriction. If you are buying to live in the building, the same rule is the reason your hallway will not behave like a hotel corridor.

The land came with a story attached. The Real Deal reported that Kambucha LLC, led by Rosa Lewkowicz, transferred the site to the developer's entity, WOMA Wynwood LLC, in a deal valued at $25 million. Bolivian fashion designer Rosita Hurtado, who began acquiring the land three decades ago and has worked out of Miami for more than 20 years, will open her flagship store and headquarters in the building. MVRDV says her street-level space at the corner of NW 5th Avenue and NW 32nd Street gets its own facade treatment and direct access to the central courtyard.

Wynwood Norte itself is the part of this that most buyers have not priced in yet. The Real Deal describes it as roughly 140 acres between NW 29th and NW 36th Streets and between North Miami Avenue and NW 7th Avenue, upzoned in 2021 to allow development while preserving the district's character. WOMA sits just east of the Bakehouse Art Complex, the nonprofit arts incubator, and a few blocks north of the Mana Wynwood complex. It is a quieter address than central Wynwood, which is exactly the pitch: Schwarzkopf told The Real Deal he sees NW 5th Avenue, the widest street in Wynwood, becoming a residential corridor set apart from the noise.

On timing, be conservative. Schwarzkopf told The Real Deal that construction could begin in March or April 2027, with completion expected by late 2029. Nothing has broken ground. A pre-construction contract signed in 2026 against a 2029 delivery is a three-year commitment on paper and often longer in practice, and the deposit schedule is where that risk actually lives. Ask for the deposit milestones and what each one is tied to before you look at a single floor plan.

WOMA is not a luxury pre-construction condominium tower, which is my core focus, so it sits here in South Florida Projects rather than among the buildings. MVRDV describes it plainly as mid-market housing aimed at buy-to-live owners.
