My read on it is that the completion risk is already behind you, which is the opposite of what I usually have to explain in Coconut Grove. A Finished Coconut Grove Condo, Not a Delivery Date
"The thing I tell buyers about Arbor is that it removes the two variables that cause the most grief in pre-construction. There is no delivery date left to slip and no finish package left to change between contract and closing, because the building already has its Certificate of Occupancy. Coconut Grove is the oldest continuously inhabited neighborhood in Miami, a low-rise grid of tree-canopied streets between Coral Gables and Biscayne Bay. It is one of the few parts of the county where the zoning and the tree canopy keep new construction genuinely small. That scarcity is the whole context for a 45-unit building on Oak Avenue: the Grove does not produce many of these, and when one finishes, the finished inventory is the inventory.
The project has a longer history than most. Florida YIMBY reported the building at 3034 Oak Avenue back in 2023, when it was aiming for a 2024 release. It had originally launched years earlier under a different development team, went vertical, then stalled. According to PROFILEmiami, Miami developer Isaac Kodsi, founder of Ark Capital Group, acquired Arbor out of foreclosure in 2023, returned the prior buyers' deposits, and restarted construction. Kodsi died unexpectedly in August 2025 while the building was nearing completion, and the project was carried to the finish line by his daughter Camilla Kodsi, who grew up in the neighborhood.
The milestones are documented and dated. PROFILEmiami reported in March 2026 that Arbor had achieved its Temporary Certificate of Occupancy with sales past 70 percent. In August 2026 the building received its full Certificate of Occupancy with sales past 80 percent, and resident move-ins began. That sequence matters when you are underwriting a building: it is a real, verifiable delivery record rather than a projection.
The residences themselves are two-, three-, and four-bedroom layouts, each with a flexible den that works as an office, a nursery, or a fourth sleeping space. Per the developer, homes have high ceilings, floor-to-ceiling impact-resistant windows, natural wood finishes, and Bosch appliances. Amenities run to a rooftop terrace, a pool deck, a fitness center, 24-hour concierge, and valet. The building is pet-friendly with resident parking and electric car charging. It sits around the corner from CocoWalk, which is the practical difference between a Grove address and a Grove-adjacent one: you walk to dinner instead of driving.
Pricing on available homes begins at $1.8 million, and as of August 2026 the available mix is two-bedroom-plus-den and three-bedroom, two-bath residences. Because the building is past 80 percent sold, the remaining inventory is genuinely finite, and per-unit pricing moves with what is left rather than with a developer price sheet schedule.
