Mohawk at Wynwood is a mixed-use rental development at 50 NE 29th Street, on the seam where the Wynwood Arts District runs into Midtown Miami. PROFILEmiami reported that developer Rilea Group held its groundbreaking ceremony on September 23, 2026, and Florida YIMBY covered the same milestone. The project is slated for completion in 2029.
The program is 300 apartments split across a 12-story tower and an eight-story tower, sitting above 29,118 square feet of ground-floor retail. Both towers are organized around an open-air cobblestone paseo that cuts through the block from Northeast 28th Street to Northeast 29th Street, lined with shopfronts, sculpture and photography. Rilea Group president Diego Ojeda, who also founded the development firm Cipres, told PROFILEmiami the sidewalks along the project run 30 feet wide, sized for outdoor dining without forcing pedestrians around the tables.
Deforma Studio designed the exterior. Principal Javier Barrera told PROFILEmiami the brick is reclaimed, salvaged from old factories across the Northeast and Midwest, paired with dark metal and glass as a reference to the warehouse and factory-loft architecture of Chicago, Brooklyn and Philadelphia. RADYCA designed the interiors, and its president Ramon Alonso described going to London, to Camden and Shoreditch, for the reference: raw brick, blackened steel, velvet and photography on the walls.
The financing is already closed, which matters more than the design language for anyone judging whether this gets built. PROFILEmiami reported in January 2026 that Rilea Group closed a $150 million construction financing package for the project, provided by Nuveen Green Capital and ABANCA, the Spanish bank headquartered in Galicia. Coastal Construction is the general contractor, and PROFILEmiami noted this is Rilea Group's sixth project with that builder, a run that includes 1450 Brickell and the Banco Santander United States headquarters now rising at 1401 Brickell Avenue. A funded job with a contractor the developer has used six times is a very different risk profile from a rendering with a press release attached.
Inside, the apartments run studio through three bedroom, with tile flooring throughout, Bertazzoni appliances and kitchens finished in Dekton by Cosentino across the countertops, backsplashes and cabinetry. Select homes open onto lanais and private outdoor living areas. Rooftop amenities span both towers and include a pool deck, a padel court, secluded gathering areas and a dog park. Indoors there is a Turkish hammam, a gym, a double-height lounge and offices built for focused work, plus a game room, indoor and outdoor children's play areas, a separate lounge and bar and a private park. An enclosed garage holds 318 vehicles, with 17 additional on-street spaces next to the property.
The commercial half of the project is the part with real transaction data attached. PROFILEmiami reported that 27,990 square feet of the ground-floor retail is being sold rather than leased, in units from 642 to 2,544 square feet, each delivered with high ceilings, grease-trap-ready infrastructure and storefronts opening onto Northeast 28th Street, Northeast 29th Street and the paseo. Roughly a third of that space is under contract at a blended price of about $1,800 per square foot, which PROFILEmiami described as the highest retail pricing achieved to date in Wynwood or Midtown Miami. Earlier in 2026 an international buyer acquired five units for approximately $14 million settled in USDT, a dollar-pegged stablecoin, and cryptocurrency payment remains available for retail purchases.
Context on the corner itself. Mohawk sits roughly 100 yards from Amazon's new Miami offices, and Rilea Group says more than $11 billion of real estate development is underway in the surrounding corridor. On Northeast 28th Street the retail abuts a headquarters Rilea Group is building for the musician Pitbull. Mohawk is a rental development, not a luxury pre-construction condominium, so it is tracked here in South Florida Projects rather than among the buildings I represent buyers on. I follow it because supply is the single most under-read variable in a Miami pre-construction decision, and 300 units delivering in 2029 on this corner is supply. Rilea Group held the Mohawk groundbreaking ceremony on September 23, 2026, PROFILEmiami reported two days later, with Florida YIMBY covering the same milestone. Construction financing of $150 million from Nuveen Green Capital and ABANCA had already closed in January 2026, so the job is funded going in. The next dated milestones worth watching are vertical construction starting above grade and the first leasing announcement, neither of which has happened yet.
