Neo Edgewater is a 399-unit rental tower at 2600 Biscayne Boulevard in Miami's Edgewater, the residential part of a 41-story Arquitectonica-designed mixed-use building by Oak Row Equities. Preleasing launched in September 2026 with first move-ins scheduled for October 2026, according to Florida YIMBY and the official Neo Edgewater site. A New Rental Tower in the Middle of Edgewater's Condo Row

Neo Edgewater is the residential part of a 41-story mixed-use tower at 2600 Biscayne Boulevard. Florida YIMBY reported on September 19, 2026 that Oak Row Equities had launched preleasing for its 399 rental homes, and that the first residents are scheduled to move in during October 2026. The building is the debut of Oak Row's Neo residential brand.
Arquitectonica designed the tower, with interiors by Vida Design and Coastal Construction Group as general contractor. The residential floors sit above a podium that Florida YIMBY describes as about 205,000 square feet of Class A office and retail space. A 30,000-square-foot Equinox anchors that space, and residents get access to it. Coastal Construction and the Ferraro Law Firm are also named as commercial tenants, so the building is a working office address as well as a home.
The homes run from studios to three bedrooms, some with dens, from about 500 to 1,700 square feet. Florida YIMBY lists floor-to-ceiling windows, island kitchens with European cabinetry and quartz countertops, custom walk-in closets, blackout shades, in-unit laundry and private balconies on select units. The penthouse level adds higher ceilings, paneled appliances and integrated wine coolers.
On amenities, the official Neo Edgewater site lists a wrap-around pool deck on the 14th floor, a panoramic rooftop pool deck, a fitness center and yoga studio on top of the Equinox, a resident lounge and game room, a coworking lounge, and a cold plunge and hot tub. Florida YIMBY adds pool cabanas, a staffed lobby, pet amenities and weekend access to a padel court.
Rents have not been published. What the official site does advertise, as of September 2026, is one month free on leases of 14 to 18 months, with restrictions. A concession like that on a brand-new tower is normal during lease-up. It is also worth noticing if you are pricing a rental nearby, because it lowers the effective rent a tenant compares you against for the first year or so.
That is why this page exists on a site built around luxury pre-construction condominiums. Neo Edgewater is not for sale, and it is not my core focus. But Edgewater is one of the neighborhoods my buyers ask about most, and a large share of them are buying to rent. New rental supply on Biscayne Boulevard is part of the math for every one of those purchases.

Oak Row Equities, Arquitectonica and Coastal
The developer behind the 2600 Biscayne Boulevard tower. Neo Edgewater is the first building under its Neo residential brand, according to Florida YIMBY, which positions the company as a long-term rental owner here rather than a condo seller.
Miami-based Arquitectonica designed the 41-story tower, and Vida Design handled the interiors, including the lobby and resident spaces shown in the official renderings.
