The demand is real: Broward sales above $1 million rose 22.6 percent year over year in August 2026, from 208 to 255, even as total home sales fell 4.5 percent, according to MIAMI REALTORS.
Broward County is building luxury condominiums at a pace it has not seen in a decade, and the demand data now backs it up. Eight projects are under construction or formally filed across Fort Lauderdale, Hollywood and Hillsboro Beach, carrying 2,927 homes between them. Entry pricing runs from the $400,000s to $5.95 million depending on the address. I keep this inventory because Broward is the market my Miami clients ask about second, usually after they see what the same budget buys forty minutes north. The eight projects below are the ones with a real filing, a real developer and, in most cases, a closed construction loan. Renderings without financing are not in this list.
Broward Split in Two in August 2026
The headline number most people saw was that Broward home sales fell. That is true and it is also misleading. Total home sales dropped 4.5 percent year over year to 1,899 transactions in August 2026, while sales above $1 million rose 22.6 percent, from 208 to 255, according to MIAMI REALTORS. Total dollar volume still climbed 5.81 percent to $1.2 billion. Fewer transactions, bigger ones.
That is not a one-month blip either. In July 2026 Broward sales above $1 million rose 33.93 percent year over year, from 224 to 300, per MIAMI REALTORS. Two consecutive months of double-digit growth at the top while the broad market softens is exactly the condition developers underwrite against, and it explains why every project on the list below is aimed above the county median rather than at it.

Terrasse is included because it is a filed, reported project, but it is marked as filed rather than approved and should not be counted as committed inventory.

Two caveats matter when you read that table. Terrasse's 765 homes include 315 workforce rental apartments, so the for-sale count across all eight projects is closer to 2,612. And Viceroy's published pricing so far covers its penthouse collection, two four-bedroom homes at $8.8 million to $10.4 million per BriefGlance, not its entry units.
Fort Lauderdale Takes Six of the Eight
The geographic concentration is the part buyers underestimate. Six of the eight projects sit in Fort Lauderdale, and four of those cluster in two submarkets: Flagler Village downtown, where Ombelle and Viceroy are both rising, and the SE 17th Street corridor, where Pier Sixty-Six Phase 2 and Terrasse would both land. That means the supply arriving in 2028 is not spread evenly across the county. It is stacked into a handful of walkable pockets.
Hollywood and Hillsboro Beach each carry exactly one project, and they sit at opposite ends of the price range. Icon Beach in Hollywood starts at $825,000 for 948 square feet. Rosewood Residences Hillsboro Beach starts at $5.95 million for 2,804 square feet and topped out in February 2026. Those are not competing products, and a buyer comparing them on price per square foot alone is comparing two different markets.

What I Tell Buyers Looking at Broward Right Now
My advice on Broward pre-construction is to treat the closed construction loan as the single most useful filter you have. Icon Beach closed $360 million before breaking ground, and Andare closed $230.8 million. A project that has cleared that hurdle has been underwritten by a lender who did their own diligence on absorption and cost. A project still collecting reservations without financing has not. That one question separates the list above from the much longer list of Broward towers that get announced and never move.
The second thing I walk buyers through is delivery spacing. Sixth and Rio delivers this November, Rosewood in early 2027, then nothing until Ombelle and Icon Beach in 2028. If you need to occupy inside eighteen months, your real choice set in Broward is two buildings, not eight. That constraint, not price, is what usually decides the deal. Finally, do not assume Broward is simply a discount on Miami-Dade. It is newer inventory per dollar at the entry level and a genuinely thinner market at the top. Before you commit anywhere, run the building's reserve position and developer balance sheet through the condo building financial health checklist.
