This report separates the three cleanly. Every height below was checked against the Skyscraper Center database of the Council on Tall Buildings and Urban Habitat (CTBUH), and every row links its source.
The skyline this report ranks is already one of the country's biggest. CTBUH ranks Miami the No. 3 city in the United States and No. 4 in North America by number of completed 150-meter buildings. What the ranking tables add is the part the headline number hides: which towers actually hold the records, which ones are about to take them, and where the hard ceiling sits.

How This Ranking Works: The City-Line Rule
Every list on this page covers the City of Miami proper, the municipality, because that is how CTBUH's Skyscraper Center assigns buildings to cities. Miami Beach, Sunny Isles Beach, Bal Harbour and Aventura are separate municipalities with their own rankings, no matter how often their towers appear in Miami photographs. That single rule answers most disputes about these lists before they start, including why the 749-foot Bentley Residences does not appear in either table below.
Heights are CTBUH architectural heights: measured from the lowest significant open-air pedestrian entrance to the architectural top of the building, spires included, antennae excluded. Completed means CTBUH's completed status, which requires the building to be topped out, clad and open for business. That definition is doing real work in 2026, because the structure standing tallest on the skyline today is not on the completed list yet, as the second table explains.

Three details in this table settle most arguments. First, only three buildings have held the completed-height title in the last 42 years: Southeast Financial Center from 1984, Four Seasons Hotel & Tower from 2003, and Panorama Tower since 2018, per CTBUH. Second, the 868-foot figure often quoted for Panorama Tower is its height to tip; CTBUH measures 827 feet architectural and 867 feet to tip, with 81 floors holding 821 apartments and 208 hotel rooms. Third, the list has flipped from offices to homes: only four of the twelve are office-led towers, and every entry completed since 2018 carries residences.
The completed list is already a residential story. Of the twelve tallest finished towers in the city, eight are led by condos or apartments, and every new entry since 2018 is. Miami builds its skyline out of homes, which is exactly why the next table matters to buyers and not just to architecture fans.

The 12 Tallest Under Construction or Approved
This is the table that will rewrite the first one. Twelve towers of 690 feet or more are under construction, topped out or approved inside the city line. The Status column separates the three: under construction means vertical work is underway, topped out means the structure has reached its full height, and approved means the project is entitled but has not gone vertical.

The structure standing tallest in Miami today is already in this table, not the completed one. Cipriani Residences Miami topped out at roughly 950 feet in July 2026, passing Panorama Tower's roofline with more than 80 percent of its 397 residences sold, and delivers in Summer 2027, per PROFILEmiami. Until it opens, CTBUH keeps it off the completed list, which is why the completed answer and the standing-structure answer differ for about a year.
Three notes on coverage. E11EVEN Hotel & Residences has a twin, E11EVEN Beyond, one spot behind it at 698 feet and also under construction, per CTBUH. The two-tower St. Regis Residences Miami on Brickell's waterfront, at 50 stories, does not yet appear in CTBUH's Miami database, so it is not ranked here. And the 68-story One Brickell City Centre office tower, which had begun site demolition, was canceled by its owners in February 2025, per CTBUH's Miami project news, so it no longer occupies a slot in this table.

The 1,049-Foot Ceiling and the Three-Way Tie
Miami's height race ends in a photo finish, and the finish line is drawn by the Federal Aviation Administration. Because of flight paths into Miami International Airport, towers in the urban core cannot rise above 1,049 feet, per CNN's July 2026 skyline report. That is why the top of the under-construction table looks like a dead heat: the tallest projects are not racing each other, they are all parked against the same ceiling.
Waldorf Astoria Hotel & Residences Miami will get there first. The 100-story tower is expected to top out at 1,049 feet in the fall of 2026, becoming Miami's first supertall, a building of 300 meters or more, with delivery expected in 2028. The approved Dolce & Gabbana tower at 888 Brickell is planned to share the same 1,049-foot mark, per The Real Deal, and CTBUH's database also carries one tower of the approved Hyatt Regency Miami redevelopment at 1,049 feet. Ken Griffin's Citadel headquarters at 1201 Brickell Bay Drive stops just below the ceiling at 1,032 feet across 54 unusually tall office and hotel floors, per PROFILEmiami.
Read that ceiling correctly and the skyline's future is predictable in a way few cities' are: nothing will ever rise above 1,049 feet under today's rules, so the interesting competition is not for the title, it is for position, water frontage and floor plates underneath it.

Beyond the City Line
Cross the municipal boundary and the rankings reset, because CTBUH scores Sunny Isles Beach, Miami Beach and Aventura as their own cities. The tallest tower on that oceanfront stretch is Bentley Residences, rising 749 feet across 63 stories in Sunny Isles Beach, which would place it fifth on the city's under-construction table if the line were drawn differently. So when you see a South Florida height claim, check which side of the city line the tower stands on before comparing it to the tables above.

What Tower Height Does and Does Not Mean for Buyers
When a buyer tells me they want the tallest building in Miami, my first question is which floor and which line, because height sells the building while the floor plate sells the unit. A 40th-floor bay-facing line in a 700-foot tower will usually beat a low floor in a supertall on view, light and resale, and it often costs less per square foot. Height is a brand; the view corridor is the asset.
Where height genuinely pays is at the top of a capped skyline. Above the neighboring rooflines in a tower like Waldorf Astoria, no future building can stand in front of you, because nothing is allowed to rise above 1,049 feet. That is a permanent view, and permanence is what upper-floor premiums are actually buying. The scope is the City of Miami municipal boundary, which is how CTBUH assigns buildings to cities; neighboring municipalities appear only in the section above.

The gap is mostly a question of where the measurement starts: the 1,049-foot figure is height above mean sea level, which is how the FAA writes the ceiling for this airspace, while CTBUH measures from the lowest significant pedestrian entrance, above ground.
